POSITION/PURPOSE:
The Maintenance Technician maintains the property by creating comfortable and productive environments as well as performs ongoing facility maintenance and completing necessary repairs.
PRINCIPAL JOB ACTIVITIES:
- Maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Maintenance Supervisor, Facilities Manager, and/or General Manager.
- Monitor and maintain HVAC systems with basic repair and planned maintenance.
- Complete all work orders assigned through Computerized Maintenance Management System (CMMS) - Building Engines/Net Facilities - to include interior/exterior painting, minor carpentry, plumbing, electrical, lighting (interior/exterior), floor repair, pothole repair, snow and ice removal and other assorted repairs and inspections in a timely manner.
- Provide support for property activities, including set up and take down for special events.
- Keep up to date records on maintenance programs, specific work projects and general activities in the center.
- Perform all necessary assigned work to maintain a safe and clean and unobstructed work environment for tenants, customers, and all vendors.
- Embrace and promote the principals of the SEE Centennial program working toward the goals of Sustainability, energy Efficiency and Environmental strategies.
- Assist the Facilities Manager and/or General Manager in achieving all property goals and annual budget requirements.
- Create a personal action plan with your immediate supervisor that will increase knowledge in technical skills, communications, or certifications related to the current job assignments or future career path.
- Other duties as assigned.
Weekly, monthly, quarterly, and/or annual responsibilities, performed as necessary or directed:
- Operation, maintenance, and minor repair of backup generator and or life safety generator including fuel oil systems, pumps, valves, lines, and controls.
- Operation, maintenance, and minor repair of minor plumbing, roofing, furniture, HVAC, and lighting (interior/exterior) to keep building systems up to applicable standards.
- Asset tracking of lifespan of equipment recording during weekly monthly and quarterly Preventative Maintenance Checks (PMs).
- Assist Facilities team with testing of emergency systems & situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
- Maintain operator’s licenses of all property’s maintenance equipment including scissor and boom lifts, forklift, and golf carts to ensure compliance with state and local laws.
- Assist with safely operations to facility in accordance with all applicable government and regulatory requirements.

- High School diploma required---vocational degree and/or certification in HVAC, construction trades or building maintenance desired.

- Proficiency in MS Office programs (Outlook, Word, Excel).
- Experience with Computerized Maintenance Management Software.
- Must be able and willing to work varying schedules, which may include nights, weekends, and public holidays.
