JOB SUMMARY
The Property Operations Lead (POL) supports the Property Manager in executing and improving all market-level operational processes. This role focuses heavily on home inventory management, quality control, municipal and regulatory coordination, eviction and personal property procedures. The POL reviews operational dashboards, identifies performance gaps. As a licensed real estate professional, the POL helps ensure all market operations comply with local regulations, lease requirements, and company policies. The role collaborates closely with central and cross-functional teams, manages inspection workflows, approves property quality assessments, and coordinates court-related activities.
Essential Functions:
- Serve as Real Estate Licensed market team member accepting funds in the office, assisting walk-in residents, and responding to customer inquiries requiring a real estate license.
- Attend court and coordinate hearing prep with national payments team.
- Manage evicted resident’s personal property according to local regulations, including resident communications, property retrieval, and/or property disposal/donation.
- Assist with market office management and all that entails ie. Facility maintenance issue coordination, supply orders, mail distribution, unassigned fleet inventory management (if applicable).
- Assist with inventory management to include priority home walks, flagged property review, escalation management, and pricing recommendations.
- Assists with high risk resident situations and property incidents through to potential involuntary transfers or early terminations due to habitability.
- Maintains a high degree of customer service in all resident interactions, whether over the phone or email, through formal written communication or in person.
- Step in to manage daily operations in absence of the Property Manager.
- Review market operational dashboards and reports for actions required and opportunities for improvement.
- Review and provide suggestions on long standing vacant homes for data and insight; pricing, lead generation, home quality.
- Work with Property Manager on inventory management, including vacant home walks ensuring homes show well and are prepared for new residents.
- Collaborate on housing authority, rental registrations, and municipal inspections.
- Assign and follow-up on work identified during inspection reviews.
- Help to set the culture by promoting an environment that encourages teamwork and cohesion with Market Operations and Central Teams in order to drive P&L performance.
- Exercise sound judgement and autonomy in resolving customer concerns within company guidelines. Always striving to provide the best possible experience.
- Demonstrate knowledge of provisions in standard lease documents and maintain a working knowledge of resident rules and regulations.
- Ensure that all policies, procedures, and safety guidelines are followed.
- Carry out other duties as assigned that are in the best interests of the company.
Qualifications
- High School diploma required. College degree a plus.
- Real Estate license in state of operation required (within 90 days of hire).
- Real Estate license as well as Property Manager Permit required in the state of Nevada.
- At least three years of previous property management experience in either the single family or multi-family rental industry.
- Ability to build and maintain positive relationships internally and externally.
- Projects confidence in interacting with residents and always displays professional presence.
- Ability to thrive in a dynamic, fast-changing, growth environment.
- Honest, ethical, and able to maintain confidentiality in a business setting.
- Interacts productively in person and through technology with co-workers, team members, management, and other company personnel daily to accomplish duties and responsibilities.
- Excellent oral and written communication skills.
- Able to multi-task, prioritize, and manage time effectively.
- Ability to comfortably navigate new technology and competency in MS Office a must.
- Previous use of Yardi Voyager and Salesforce a plus.
- Must have a valid Driver's License.
