JOB DETAILS
The Project Manager oversees the company’s construction projects from estimation stages to final completion. This role ensures effective coordination between internal teams, clients, and subcontractors while managing construction and financial progress. Frequent travel to job sites is required.
KEY RESPONSIBILITIES
Leadership & Oversight:
- Lead all aspects of project management, providing direction to on-site superintendents and construction managers.
- Establish project goals, timelines, and policies in collaboration with stakeholders.
- Act as the main liaison with clients, owners, engineers, and subcontractors.
- Monitor financials, construction progress, and overall performance to ensure success.
Project Lifecycle Management
A. Estimating & Bidding
- Analyze site conditions and review site plans to fully understand the project scope.
- Interpret project specifications and coordinate with vendors on material costs.
- Identify and notify required subcontractors.
- Develop a preliminary project schedule to ensure timelines are achievable.
B. Pre-Construction
- Review and manage Owner/Prime Bidder and Subcontractor contracts.
- Coordinate certified payroll and prevailing wage requirements.
- Collect, review, and submit necessary submittals.
- Schedule subcontractors and manage material procurement.
- Prepare comprehensive project binders for superintendents, including plans, specs, phase lists, and materials.
C. Construction Execution
- Direct crews and subcontractors to meet performance goals and timelines.
- Partner with the VP/ Sr PM on recruitment, disciplinary actions, and terminations.
- Ensure EEO compliance through coordination with Superintendents.
- Facilitate communication between field supervisors and engineers/owners.
- Approve and code invoices, oversee job costing and payroll coding.
- Track quantities, update projected costs weekly, and generate weekly cost reports with detailed commentary.
- Submit formal change order requests with supporting documentation; manage related subcontractor changes.
D. Post-Construction
- Submit formal requests for substantial completion.
- Conduct job cost audits and performance reviews.
- Lead post-project analysis and documentation closeouts.
QUALIFICATIONS
- Preferred: Degree in Civil Engineering, Construction Engineering, or Construction Management. Equivalent experience accepted.
- 5+ years of project management experience, including: Coordination with owners, engineers, agency personnel, employees, vendors, and the public.
- Proficient with construction-related software and general computer tools.
- Valid driver’s license.
- Self-starter with the ability to work independently and manage complex projects with minimal supervision.
