INTRODUCTION
This position is a working supervisor who supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings such as painting, plumbing and welding. Duties are to install, perform repairs, rebuild and service mechanical or electrical locking devices (card access) and assists with all door repairs and door installs. Handles emergency repairs beyond normal work hours as required. Assist with daily operation. This position requires staying within fifteen minutes of the University for quick response when on call.

Duties and responsibilities
May direct workers engaged in plumbing, electrical, HVAC, welding, carpentry, and in other mechanical services, and may also, if trained, perform the duties of mechanical services. Evaluates mechanical problems and assists with resolution. Coordinates work between Plant Service departments. Assists with trouble-shooting of all areas. Assists and coordinates flushing and maintaining of water system, including inspection and repair of wells. Acts as an on-call supervisor which includes but is not limited to the following:
- Coordinates emergency repairs
- Immediately heads to campus education buildings to evaluate emergency repair and determine if other workers are needed before calling others in for assistance with the repair
- On auxiliary buildings the Assistant Manager is to call in the technicians on duty and have them immediately respond to the emergency and the Assistant Manager should be available to help them if needed
- Locates parts and request purchase orders for materials for special jobs.
Initiates and coordinates work by outside mechanical contractors.
- Establishes or adjusts work procedures to meet construction schedules.
- Confers with other supervisors to coordinate activities of individual departments or with contractors.
- Inspects completed work for conformance to blueprints, specifications, and standards.
- Studies construction schedules plans to motivate workers to achieve work goals.
- Suggest changes in working conditions and use of equipment to increase efficiency of work crew.
- Analyzes and resolves work problems, or assists worker in solving work problems.
- Requisitions tools, equipment, and supplies for specific applications as needed.
- Performs activities of workers supervised.
- Handles employee performance review.
- Other duties may be assigned as needed.
Supervisory responsibilities
Directly supervises Plant Service staff as requested and outlined by Manager. The assistant manager is responsible for the overall direction, coordination, and evaluation of these staff members. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
The Assistant Manager may be required to work up to 50 hours per week if and never less than 40 hours per week.
Qualifications
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of manager, clients, customers, and the general public. Ability to calculate figures and amounts such as discounts, interest, commission, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral or schedule form. Must have a Current Driver’s License.
