ProBuild is a commercial general contractor working on restaurants, fitness facilities, offices, medical spaces, retail buildouts, and TI projects throughout the Seattle–Belleuve-Tacoma area. We have strong client relationships and a steady flow of opportunities. We’re looking for someone who can take ownership of those opportunities and turn them into well-priced projects.
This is not a takeoff-only position. You’ll be the main person moving a lead from the first conversation through site visit, subcontractor pricing, estimate, proposal, and follow-up. You’ll work directly with the owner, but we need someone who can drive the process without waiting to be told what to do next.
What you’ll own
- Speak with prospective and repeat clients, understand what they want to build, and set clear next steps.
- Walk sites, review drawings, identify missing information, and develop a complete scope of work.
- Send bid packages to the right subcontractors, follow up with them, and get usable pricing back on time.
- Compare quotes for scope gaps, exclusions, overlaps, and opportunities to improve the price.
- Build estimates using real subcontractor quotes, material pricing, and realistic in-house labor hours.
- Prepare clear proposals with accurate scope, allowances, exclusions, and pricing.
- Follow up after proposals are sent and keep clients informed until we have a decision.
- Price change orders and smaller repeat-client projects quickly without losing track of cost or margin.
- Hand awarded projects over with the estimate, quotes, assumptions, and budget organized so the field and project team know what was sold.
- Compare estimates with actual project costs and use what we learn to improve future bids.
Who we’re looking for
You have experience estimating commercial construction or tenant improvement projects for a general contractor. You’ve personally put bids together, obtained and reviewed subcontractor quotes, priced labor and materials, and worked through scope questions with clients and trades.
You’re comfortable talking to clients and walking a project, but you’re just as strong when you sit down to work through the numbers. You can explain how you arrived at a price, recognize when a quote is missing scope, and push for the information you need. You stay on top of several opportunities at once and follow through without someone constantly checking on you.
Experience with restaurants, fitness facilities, medical offices, retail, or other occupied commercial spaces is especially useful. We care more about the projects you’ve actually priced and your judgment than a particular estimating software.
