JOB SUMMARY: Responsible for the operation and maintenance of all hospital structures, plant components, utilities (including electric, water, sewer and natural gas), fuel oil, refrigeration and HVAC, radio systems, medical gases, pneumatic systems, fire alarm systems, plant security and grounds.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
- Directs day-to-day operations of the department to provide consistent, high-quality services.
- Organizes and directs quality assurance functions in close cooperation with the customers and with Guthrie County Hospital’s management team.
- Ensures service levels are achieved and maintained. Makes adjustments where necessary to meet service level requirements.
- Works with other departments in providing services and resources.
- Monitors workflow and departmental processes.
- Develops and maintains department policies.
- Sets and achieves department goals and objectives.
- Monitors, inspects, and ensures the safe and efficient function and operation of all buildings, equipment, systems and grounds.
- Operates, maintains, and tests boilers.
- Performs regular inspections of equipment in accordance with preventative maintenance schedule.
- Observes, tests, and logs data related to various meters, generators, and gauges.
- Generates, gauges, and tests safety on all electrical lighting, emergency generators, alarm systems, radio systems and HVAC (heating, ventilation, and air conditioning) systems.
- Takes appropriate action for safe operations of all equipment.
- Works with outside vendors and contractors to ensure a successful project.
- Ensures safe access to the hospital, helipad, parking lots, and all areas of the facilities grounds.
- Analyzes repairs required, follows appropriate safety precautions and initiates repairs.
- Maintains grounds and landscape.
- Keeps all records of schedules and preventative maintenance as needed.
- Monitors equipment needs and the condition of current equipment.
- Makes sure alternate sources of water and energy exist for emergency operation of the facilities.
- Ensures that temperature and humidity controls are within appropriate parameters.
- Recruits and develops a qualified and productive workforce.
- Maintains and creates department job descriptions to represent position accurately and clearly.
- Orients new employees in a thorough manner to department and organizational operations, policies and procedures.
- Provides training to department staff in an appropriate and thorough manner.
- Offers opportunity for continuing education by sharing own knowledge, accessing internal opportunities, and considering external opportunities to support the continued development of department staff.
- Monitors and verifies the compliance of staff in regard to maintaining required licenses and certifications, as applicable.
- Uses labor resources, such as overtime, agency assistance, etc. effectively.
- Develops, supports, and actively seeks activities and established an environment that promotes recognition and retention for employees.
- Communicates effectively and provides feedback to staff which may include department meetings, individual employee meetings, rounding, etc.
- Addresses employee issues in an effective and timely manner.
- Communicates with department leadership and Human Resources regarding employee issues appropriately to obtain guidance and reduce potential organizational liability.
- Enforces and interprets policies and procedures with employees, as necessary.
- Administers annual performance appraisal process for staff.
- Directs departmental financial operations.
- Maintains, develops, monitors, and reports budgets, expenses, variances and strategic planning for department.
- Maintains timekeeping records and updates appropriately and accurately for department staff.
- Works with vendors and management, as appropriate, to negotiate best value purchases.
- Participates in annual budgeting planning process.
- Presents self in a professional manner. Enhances professional growth and development through educational opportunities relevant to the job.
- Seeks opportunities for continued growth and performance improvement.
- Always maintains a professional appearance and manner.
- Dependable and completes work in a timely manner.
- Demonstrates an understanding and emphasis on quantity, quality, and knowledge of duties and tasks.

Compensation: $85,280.00 to $108,160.00 annually DOE - exempt position
Requirements
High school diploma or equivalent
Two to Five years of facilities maintenance experience
Background knowledge of hospital facilities management
Valid Iowa Drivers License
Associate degree preferred
