Overview
The Facilities Manager is responsible for the oversight, maintenance, safety, and long-term stewardship of approximately 90,000 square feet of instructional, administrative, and athletic facilities and 40 acres of campus property. This position ensures that all facilities are safe, compliant, operationally efficient, and aligned with the school’s academic mission.

Responsibilities

1. Facilities Maintenance

• Oversee daily facilities maintenance of all campus buildings.

2. Grounds & Property Management (40 Acres)

• Oversee landscaping, mowing, irrigation systems, tree management, and erosion control.
• Ensure parking lots, driveways, walkways, and athletic fields are maintained and safe.
• Manage snow/ice removal planning and storm response (as applicable).
• Coordinate environmental compliance and property boundary integrity.

3. Safety & Regulatory Compliance

• Ensure compliance with:
• North Carolina building and fire codes
• OSHA requirements
• State and local health regulations
• Charter school facility safety standards
• Coordinate required inspections (fire marshal, elevator, etc.).
• Maintain emergency preparedness infrastructure (alarms, cameras, etc.).
• Serve on the school’s Emergency Response Team.
• Maintain safety documentation and inspection records.

4. Vendor & Contract Management

• Solicit and evaluate bids for maintenance and capital projects.
• Manage vendor contracts for custodial, landscaping, pest control, HVAC service, and security.
• Ensure contractors comply with insurance and background requirements.
• Monitor performance and control costs.

5. Budgeting & Capital Planning

• Develop and manage the annual facilities and maintenance budget.
• Provide multi-year capital improvement projections.
• Recommend lifecycle replacement planning for major systems (HVAC, roof, parking lot resurfacing, etc.).
• Identify cost-saving opportunities through energy management and efficiency improvements.

6. Event & Operational Support

• Coordinate facility setup for school events, athletics, performances, and community rentals.
• Oversee custodial operations to ensure daily cleanliness and readiness.
• Ensure facility readiness during inclement weather or emergency closures.

7. Supervision

• Supervise maintenance and custodial personnel.
• Provide performance evaluations and training.
• Establish clear procedures and accountability systems.
• Develop and implement preventative maintenance schedules for HVAC, plumbing, electrical, roofing, fire systems, security systems, and athletic facilities.
• Maintain work order system and ensure timely completion of maintenance requests.
• Conduct regular campus inspections to identify safety risks or maintenance needs.
• Maintain detailed maintenance logs and asset records.

7. Basic Handyman Services

• Ability and willingness to complete minor repairs and painting without contracting the job out to a third-party vendor.

Education & Experience

• Bachelor’s degree in Facilities Management, Construction Management, Business Administration, or related field preferred.

Knowledge & Skills

• Working knowledge of mechanical, electrical, plumbing, and HVAC systems.
• Familiarity with preventative maintenance software systems.
• Budget management experience.
• Ability to read blueprints and construction documents.
• Strong project management and organizational skills.
• Ability to respond to after-hours emergencies as needed.

Certifications (Preferred)

• OSHA training
• HVAC or general contractor license (preferred but not required)
• Facilities Management Professional (FMP) or similar credential
• Minimum 5 years of facilities, maintenance, or construction management experience.
• Experience in K-12 school facilities strongly preferred.

Physical Requirements

• Ability to walk extended distances across 40-acre campus.
• Ability to lift up to 50 pounds.
• Ability to climb ladders and access mechanical areas.
• Ability to work outdoors in varying weather conditions.

• Work orders completed within established timelines.
• Zero compliance violations.
• Reduced emergency repair incidents through preventative planning.
• Positive campus safety inspection outcomes.

Work Schedule & Availability

• Standard Hours: Part-time, 3 days per week.
• Must be available for emergencies, weather events, and select evening/weekend events.

Pay: $35.00 - $50.00 per hour

• This position is approved for Part-Time 3 Days per week at $35 to $50/hr (Based on experience). A Full-Time position is available at $45,000 to $55,000 per year. Please indicate whether you are interested in full-time or part-time, and confirm your hourly/salary expectation.
