Oaks Properties is looking for an ambitious Maintenance Tech to join us in Irving, TX.
Job Summary: The Maintenance Technician position is responsible for providing maintenance and repair of the entire community.
Schedule: Monday - Friday 8am-5pm with an on-call rotation.
Essential Job Responsibilities and Duties of the Maintenance Tech:
- Ensure that all make-ready apartments are completed upon move-in.
- Complete resident service requests.
- Assist in completing annual unit-to-unit inspections.
- Promotes and works as a team with the maintenance and office staff.
- Knowledge of and ability to troubleshoot and repair plumbing, electrical, HVAC, and appliances.
- Participation in After-Hours Emergency On-Call Rotation (varies by community)
- Establish, assign, and maintain schedules regarding routine maintenance, turnover work, etc.
- Implement and adhere to preventative maintenance program
- Assist with contracting work to ensure quality of the work is completed.
- Work with Community Manager to operate community within the established budget.
- Keep ongoing and updated inventory of the property supplies and tools.
- Comply with all safety program requirements along with promoting safety in the workplace.
- Other duties as assigned by Community Manager.
Physical Demands
Will be exposed to constant activity that requires intermittent standing, bending, crouching, twisting, pushing/pulling, lifting/moving/carrying (light and heavy loads, 0lbs – 50lbs+), climbing stairs and ladders, and walking on rooftops. Requires manual dexterity sufficient to operate small power tools and other equipment. Must be able to use and wear required safety equipment.
Minimum Requirements/Qualifications:
- 2+ years of maintenance experience working in a multi-family setting.
- Basic computer proficiency preferred.
- Must have valid driver's license, vehicle and auto insurance.
- Certifications required: EPA II or Universal.
Preferred qualifications:
- Knowledge of OneSite Facilities a plus.
- Certifications desired: CAMT, Boilers License, CPO.
Tools:
- Hand Tools: Hammer, Screwdrivers, Crescent Wrench, Pliers, Pipe Wrench, Allen Wrench, Utility Knife, Flashlight, Hacksaw, Socket Set, and Wire Stripper.
- Power Tools: Cordless Drill
- Measuring Devices: Tape Measure, GFI Tester, Laser Thermometer
