Project Executive – Corporate Interiors

Location: Dallas, TX

Job Description:

The Project Executive will lead HITT’s Corporate Interiors projects throughout the Dallas market, with a focus on high-quality tenant improvement projects. This individual will oversee the complete project lifecycle, from preconstruction, estimating, and procurement through construction and final closeout.

In addition to providing executive oversight of active projects and project teams, the Project Executive will play a significant role in business development. This includes maintaining strong client relationships, leading project pursuits, and identifying new business opportunities that support the continued growth of HITT’s Corporate Interiors practice in Dallas.

Responsibilities:

• Maintain adherence to HITT’s safety standards and ensure all project processes are performed in accordance with company policies.
• Provide executive-level oversight of multiple Corporate Interiors and tenant improvement projects.
• Lead projects from preconstruction and estimating through construction, turnover, and final closeout.
• Lead preconstruction efforts, including constructability reviews, budgeting, scheduling, value engineering, procurement planning, and subcontractor engagement.
• Develop, review, and validate detailed estimates, scopes of work, bid packages, and subcontractor leveling.
• Demonstrate a strong understanding of estimating practices, market pricing, labor conditions, and subcontractor capabilities within the Dallas market.
• Lead RFP responses, project interviews, client presentations, and pursuits in partnership with the Preconstruction and Business Development teams.
• Identify and pursue new business opportunities while expanding HITT’s presence within the Dallas Corporate Interiors market.
• Build, maintain, and grow relationships with new and existing clients, architects, consultants, subcontractors, brokers, and industry partners.
• Negotiate contract terms and conditions with clients while managing project risk and protecting HITT’s interests.
• Monitor project performance through updated schedules, cost reports, forecasts, and operational reviews.
• Maintain accountability for project profitability, financial performance, quality, schedule, and client satisfaction.
• Ensure that project-specific quality control plans are developed, implemented, and followed.
• Assist project teams with resolving subcontractor scope gaps, coordination challenges, and contractual issues.
• Identify, document, and negotiate change orders and schedule extensions when justified.
• Ensure the timely completion of project turnover, punch-list, commissioning, and closeout activities.
• Provide leadership, mentorship, and professional development to Project Managers, Assistant Project Managers, Project Engineers, and other operations team members.
• Partner with field leadership to ensure project teams are properly staffed and positioned for success.
• Delegate responsibilities effectively and provide the direction and resources necessary for project teams to perform at a high level.

Qualifications:

• 10 or more years of commercial construction experience, including significant experience with a commercial general contractor.
• Demonstrated experience delivering Corporate Interiors and tenant improvement projects.
• Proven ability to oversee projects throughout the complete lifecycle, from preconstruction and estimating through final closeout.
• Strong estimating experience, including the ability to develop and evaluate budgets, detailed scopes of work, bid packages, subcontractor proposals, and cost comparisons.
• Established business development experience with a demonstrated ability to develop client relationships, lead pursuits, and secure new work.
• Strong knowledge of the Dallas commercial construction and Corporate Interiors market is preferred.
• Previous experience leading multiple projects and project teams simultaneously.
• A four-year degree from an accredited university with a concentration in construction management, engineering, architecture, or business is strongly preferred. Additional relevant experience may be considered in lieu of a degree.
• Advanced knowledge of construction drawings, specifications, contracts, schedules, cost reports, and project documentation.
• Knowledge of current market conditions, including pricing trends, subcontractor availability, procurement challenges, and construction methods.
• Proficiency with Microsoft Office, Microsoft Project, Procore, Bluebeam, Adobe, JD Edwards, and other project-specific software platforms.

Technical Experience:

• Extensive experience delivering Class A corporate interiors, headquarters, executive spaces, conference centers, amenity areas, workplace renovations, and occupied-office projects.
• Strong understanding of interior construction, including architectural millwork, demountable partitions, specialty ceilings, flooring, lighting, audiovisual systems, security and access control, furniture integration, signage, and high-end finishes.
• Working knowledge of commercial-office MEP systems and the effects of tenant improvements on HVAC, electrical distribution, lighting controls, fire alarm, fire protection, plumbing, and low-voltage systems.
• Experience coordinating audiovisual systems, information technology, security, furniture, artwork, signage, food service, and other owner-direct vendors.
• Ability to manage high-design projects where finish quality, detailing, mockups, and owner expectations are critical to success.
• Experience completing renovations within occupied buildings while minimizing disruption to ongoing business operations.
