Restoration Project Manager – Water Mitigation, Mold Remediation & Reconstruction

About Us

RestoPros of Wilmington is a locally owned restoration company serving residential and commercial customers throughout New Castle County, Delaware, and the Elkton, Maryland area. We help property owners recover from water, fire, smoke, and mold damage through professional mitigation, remediation, and reconstruction services.

We are looking for an experienced, hands-on Restoration Project Manager who can lead projects from the initial inspection through final repairs. The ideal candidate can assess damage, explain the scope to customers, work with insurance adjusters, coordinate crews and subcontractors, and personally perform mitigation and reconstruction work when needed.

About the Role

You will be responsible for the quality, progress, documentation, and customer experience of your assigned projects. This position requires both project management skills and practical field experience. You should be comfortable meeting with a homeowner, discussing an estimate with an adjuster, directing a crew, and working alongside the team.

Responsibilities

• Answer incoming customer and emergency service calls when needed, gather job details, explain next steps, and coordinate inspections or crew response.
• Conduct initial inspections, identify affected areas, take measurements, and develop scopes for water mitigation, mold remediation, and reconstruction.
• Perform and supervise mitigation work, including water extraction, selective demolition, containment, drying equipment setup, moisture monitoring, cleaning, and equipment removal.
• Perform and supervise mold remediation, including containment, negative air setup, removal of affected materials, HEPA cleaning, and treatment.
• Manage reconstruction projects and assist with repairs, installation, and finishing work as needed.
• Explain project scopes, schedules, material selections, and changes to customers, providing clear updates throughout the job.
• Prepare and review Xactimate estimates, identify scope discrepancies, and document supplemental work.
• Communicate with insurance adjusters about damages, quantities, estimates, and supporting documentation.
• Schedule and coordinate technicians, subcontractors, vendors, materials, and equipment across multiple projects.
• Maintain accurate photos, moisture readings, drying logs, job notes, purchase records, and progress updates in our project management system.
• Track labor, materials, subcontractor costs, and project budgets to support profitability.
• Identify concealed damage or additional work and obtain required approval before proceeding.
• Inspect completed work, resolve punch-list items, and ensure projects are ready for customer acceptance and closeout.
• Respond to emergency losses and work occasional evenings, weekends, or overtime as needed.

Required Qualifications

• Demonstrated field experience in water mitigation, mold remediation, and reconstruction.
• Experience managing restoration projects and communicating directly with customers and insurance adjusters.
• Practical knowledge of drying equipment, moisture meters, containment, demolition, and residential repair methods.
• Ability to perform hands-on work and lead crews by example.
• Strong organization, communication, problem-solving, and customer service skills.
• Ability to manage multiple jobs, maintain thorough documentation, and follow through on commitments.
• Professional, dependable, and comfortable working independently.
• Valid driver’s license and ability to pass a background check.

Preferred Qualifications

• Three or more years of restoration project management experience.
• Xactimate estimating experience, including preparing supplements and supporting scope discussions.
• IICRC certifications such as WRT, ASD, or AMRT.
• Familiarity with IICRC S500 and S520 standards.
• Experience with restoration project management software and Matterport documentation.
• English and Spanish proficiency is a strong plus, especially for communicating with crews and subcontractors.

• Base salary: $70,000–$80,000, based on experience, plus commission.
