Residential Painting Project Manager – Production Supervisor

You own the job from the day it is sold to the day the homeowner signs off. We are hiring the person who can run that for a growing residential painting company.

Our Project Consultants sell the work and set the budget. Our crews do the painting. You will manage the work in between: starting jobs as promised, keeping labor within budget, protecting quality, and closing each project out cleanly.

You will run several residential jobs at once across the Richmond area, working with crew leads and subcontractor crews. You will report to the COO.

WHAT YOU WILL DO

Start jobs right. Accept the sales handoff, confirm colors, materials, access, and crew assignments, and keep starts within one day of the promised date. Request missing handoff information in writing within one business day.

Own the labor budget. Track actual labor hours daily, identify delays early, and develop recovery plans to keep projects within the approved budget.

Run daily production reporting. Ensure crews submit daily reports by 5:30 PM, review reports by 6:00 PM, and resolve resource and support needs before 7:00 AM the following day. Escalate customer concerns the same evening.

Protect quality. Maintain photo documentation at every stage, inspect work in progress, conduct final walkthroughs with homeowners, and provide corrective plans within 24 hours when needed.

Communicate clearly with homeowners, crews, and the office throughout production.

Manage written change orders before additional work proceeds.

Close jobs within three business days: signed completion, completed punch list, uploaded photos, review request, administrative handoff, and finalized job costing.

Coordinate materials and jobsite logistics, coach crew leads, and handle callbacks and warranty work promptly.

Monitor PPE, ladder and lift practices, and applicable lead-safe work practices on every jobsite.

WHAT YOU BRING

At least 3 years supervising crews or subcontractors on residential projects. Painting experience is strongly preferred; drywall, flooring, remodeling, and exterior trade experience are also considered.

Experience managing multiple jobs against a labor-hour or dollar budget and a schedule.

Strong organization, homeowner communication, crew leadership, and written follow-through.

Comfort using a CRM or production board, daily reports, and photo documentation on a phone or tablet. DripJobs experience is a plus.

A valid driver's license, clean driving record, and reliable transportation to jobsites throughout the Richmond area.

Ability to pass a background check.

Hands-on interior, exterior, or cabinet painting experience is a strong plus. Bilingual English/Spanish preferred. RRP/lead-safe certification is also preferred.

COMPENSATION AND BENEFITS

Base salary: $52,000–$60,000 per year plus commissions, starting at $52,000, with a written progression to $60,000 based on the performance milestones in the compensation plan.

Monthly performance bonus, with an annual target of $12,500, based on labor budget adherence, on-time starts, closeouts, and daily reporting and quality compliance.

Total annual earnings at target: $64,500 initially and $72,500 at the $60,000 base level. These figures exclude commissions. Bonuses depend on performance and are not guaranteed.

Paid time off, biweekly pay, and W-2 employment.

Written systems for handoffs, budgets, change orders, quality, closeout, and warranty, plus the opportunity to grow with the company.

SCHEDULE

Monday through Friday, day shift, with some early mornings and occasional Saturdays during peak season. This role requires daily travel to residential jobsites across the Richmond, Virginia metro area.
