Essential Duties & Responsibilities:
- Management oversight of reoccurring vendors as well as identifying new vendors as needed for Property work or project work.
- Manage and oversee the responsibilities of the Property/Project Manager(s).
- Manage and Develop project plans and schedules.
- Manage, project and achieve budgeted financial goals as outlined in the approved annual operating budget while adding value to the property(s) with prudent management and business decisions for all regions.
- Manages all facets of project management including schedule, budgets, procurement, quality, design, construction, occupancy and closeout.
- Oversee the development of capital and expense plans. Manage with Property Manager(s) to coordinate with branch management and corporate officers for all regions.
- Manage, plan, and budget, as well as oversee and document all aspects of the specific project in process for all regions. Ability to estimate budgets. Be financially astute.
- Understanding of building maintenance as well as building repairs. Monitor and complete maintenance and repairs with cost effectiveness. Be able to implement preventative maintenance programs.
- Understand Commercial Building and Fire Codes.
- Understand ADA requirements and reasonable accommodation.
- Provide management oversight of contractors and maintenance personnel at properties to assure they are being maintained property and as required while being cost effective for various regions.
- Participate in the overall implementation and adoption of a work order system and real estate lease software system.
- Be customer service oriented.
- Build relationships with key location associates.
- Maintain/update Emergency Response Manuals as needed.
- Work closely with VP of Facilities to monitor, manage and achieve department and company goals.
Job Skills Required:
- 20 years of real estate management experience
- Extensive experience handling full renovation projects.
- Strong knowledge and experience of sprinkler compliance requirements and IT product knowledge needs
- Fully knowledgeable and understanding of lease and maintenance agreements.
- Strong negotiation skills for service/vendor and project contracts
- Ability to establish milestones and monitor adherence to master plans and schedules.
- Strong ability to coordinate multiple teams, move in, move out and walk throughs.
- Ability to learn and adapt.
- Excellent attention to detail and follow through.
- Ability to perform occupancy audits.
- Ability to track projects from onset to completion.
- Ability to work under deadlines and specific time frames.
- Ability to perform internal adds, moves and changes.
- Ability to develop and maintain positive working relationships with internal and external customers.
- Ability to demonstrate initiative and to work with minimum supervision.
- Ability to prioritize and re-prioritize as situations and needs change throughout the workday.
- Ability to multi-task and organize workflow to manage daily responsibilities, meet deadlines and prioritize work.

Education & Experience:
Bachelor's degree (B. A.) in business area from four-year college or university; or three to five years related experience and/or training; or equivalent combination of education and experience. Stay current with industry changes by participating in seminars and learning events.

To perform this job successfully, an individual should have strong knowledge of Microsoft Office Suite, and CAD skills preferred.
