INTRODUCTION
Our client is seeking a detail-oriented and experienced Senior Property Accountant to manage the accounting operations for a portfolio of commercial real estate properties. This role will serve as a key financial partner to property management, finance, operations, and ownership teams. The ideal candidate has strong hands-on experience with commercial property accounting, is comfortable owning the full accounting cycle, and can effectively translate financial information into clear insights for internal stakeholders and ownership. ROLE AND RESPONSIBILITIES
Key Responsibilities
Property Accounting & Financial Reporting:
- Manage the day-to-day accounting for an assigned portfolio of commercial properties.
- Prepare monthly, quarterly, and annual financial statements, including balance sheets, income statements, and variance analysis.
- Manage the monthly close process, including journal entries, accruals, reconciliations, depreciation, allocations, and reclassifications.
- Record and reconcile property-level transactions and tenant activity.
- Research and resolve discrepancies and non-standard accounting transactions.
- Prepare cash flow reports and ownership/distribution reporting.
- Record accounting activity related to property acquisitions and other significant transactions.
- Ensure financial records are accurate, complete, and maintained in accordance with accounting policies.
Accounts Payable & Accounts Receivable:
- Manage tenant billings, rent rolls, and accounts receivable activity.
- Prepare and review CAM (Common Area Maintenance) reconciliations.
- Monitor tenant receivables and coordinate with property management on collections and delinquencies.
- Review and approve vendor invoice coding and ensure expenses are properly allocated.
- Partner with property managers and construction teams to ensure accurate coding of operating, capital, legal, and project-related expenses.
- Oversee vendor payments and other accounts payable processes.
Budgeting & Lease Accounting:
- Support the preparation of annual operating budgets for assigned properties.
- Prepare and maintain CAM, tax, insurance, and other tenant recovery estimates.
- Review lease abstracts and ensure tenant billings are consistent with lease terms, escalations, and reimbursement provisions.
- Track capital expenditures and reconcile actual spending against budgets.
- Assist with financial analysis related to property operations, acquisitions, and capital projects.
Cross-Functional Collaboration:
- Partner closely with Property Managers, Finance, Operations, and other internal teams to ensure financial information accurately reflects property activity.
- Respond to ownership and management inquiries with clear, well-supported financial analysis.
- Identify discrepancies and proactively investigate and resolve issues.
- Recommend and implement improvements to accounting procedures and processes.
- Support external audits, tax preparation, lender reporting, investor reporting, and other financial requests as needed.
BASIC QUALIFICATIONS
- 5+ years of experience in property accounting, commercial real estate accounting, or a related field.
- Strong experience with commercial real estate properties; office, industrial, retail, or mixed-use experience preferred.
- Hands-on experience with AppFolio or Yardi is required.
- Experience with QuickBooks is required.
- Strong understanding of CAM reconciliations, tenant billing, lease accounting, and property-level financial reporting.
- Experience managing monthly close, journal entries, accruals, and account reconciliations.
- Strong Excel and Microsoft Office/365 skills.
- Comfortable leveraging AI tools to improve accounting, reporting, analysis, and administrative workflows.
- Excellent written and verbal communication skills.
- Strong attention to detail and ability to manage multiple properties and competing deadlines.
- Bachelor's degree in Accounting, Finance, or a related field preferred.
