ROLE AND RESPONSIBILITIES:
Responsible for assisting the RM/RVP and site team to maintain operational excellence for newly acquired assets through an effective transition process. This position is responsible for transitioning all facets of the community operations, including people and processes, on to the Bell operating platform to ensure optimal performance, including escalating issues, seeking assistance/resources; coordinating with departments, reporting on status of plan and property performance. This position will assist with executing successful dispositions, as well.
Essential Functions and Responsibilities:
- Participate in transition calls to assist in preparing for transition and execute tasks as assigned
- Act as a support associate to RM/RVP to execute tasks assigned to assist in the effective execution of 90-day plan
- Support Operations in executing transition action items to ensure property performance
- Act as internal department liaison to assist in transition action items (service contracts, utility placements, IT functionality, etc.)
- Lead, direct, and control all facets of the community, following Bell Apartment Living standards and policies, and working within budget guidelines to ensure quality services and a high degree of customer satisfaction
- Assist Community Manager in setting up Bell library, Bell lease files, and organizing office to comply with Bell policies and procedures
- Assist Community Manager, RM, and departments in setting up systems (Onesite, Ops Technology, e-payments, Websites, Yieldstar, Level One, EBI, etc.)
- Lead recruiting effort of on-site team, sourcing talent, reviewing resumes, conducting initial interviews to provide RM with strong candidates for staffing open positions of new acquisitions
- On-board and train each associate individually on Bell policies, procedures, processes and systems, and work each associate through their learning plans
- Assist corporate support associates and RM in setting up Bell platform functions as assigned
- Assist RM/RVP/CM as requested with vendors (research, set up OPS, VMP)
- Assist RM/RVP/CM as requested in preparing for any investor tours that occur during this transition phase
- Act as a mentor and resource to the CM through the transition period
- Be a champion of BAL Hassle-Free Living® Strategy
- Support multi-site operations at the direction of RM & RVP
- Provide transition assistance for dispositions (compiling service contracts, pull rent rolls, etc., as requested)
- Ensure staffing maintained during dispositions

EDUCATION AND BACKGROUND:
- Undergraduate degree is required
- Five (5) years’ experience of increasingly responsible management positions within service and/or property management
- Minimum of three (3) years recent experience in a company with 500 or more employees
- Multi-site experience preferred
- Lease-up, renovation, acquisition, and/or disposition experience a plus
COMPENSATION RANGE
Hourly: $50.00 - $55.00
Incentive compensation opportunities are available and are performance based.
