Sower Investment Partners is looking for a motivated Analyst Intern – Commercial to join our team for a Summer Internship. As an Analyst Intern - Commercial, you will play a hands-on role in evaluating and supporting commercial real estate investments from initial screening through Investment Committee review and ongoing portfolio monitoring. This role is designed for an analytical, curious professional who wants meaningful responsibility, broad exposure, and the opportunity to develop investment judgment through real work that directly informs acquisition and portfolio decisions. You will work closely with the Commercial team across underwriting, market research, due diligence and reporting.

This role offers an uncommon combination of transaction-level underwriting, investment decision support, and portfolio exposure within a collaborative team. The Analyst Intern will have the opportunity to take ownership of recurring analytical work while contributing to live acquisitions and working alongside senior members of the investment team. Strong performers are expected to become increasingly independent, develop sound investment judgment, and take ownership of work used in real business and Investment Committee decisions.
· Build practical commercial real estate investment experience across NNN retail, medical office, sale-leaseback, industrial, multifamily, and other opportunities evaluated by the team.
· Gain hands-on exposure to the full investment lifecycle, including deal screening, financial modeling, market and tenant research, due diligence, Investment Committee materials, and portfolio monitoring.
· Develop judgment by understanding the drivers behind investment returns, identifying risks and working through opportunities independently before escalating when appropriate.
· Work within a team that values accuracy, initiative, resourcefulness, clear communication, and continuous improvement of its investment processes and tools.
KEY RESPONSIBILITIES
The role will span underwriting, transaction support, portfolio analysis, and process improvement. Responsibilities will evolve with active deal flow and the Analyst Intern’s demonstrated ability to take ownership of increasingly complex work.
· Support the underwriting and evaluation of new commercial real estate investment opportunities.
· Perform financial analysis and research to help the team evaluate potential investments and make informed decisions.
· Prepare investment materials and clearly communicate key findings, assumptions, opportunities, and risks.
· Support due diligence and transaction execution for acquisitions, dispositions, financings, and other investment activities.
· Work collaboratively with internal team members and external partners on key projects and transactions.
· Monitor existing investments and assist with ongoing portfolio analysis, reporting, and performance evaluation.
· Take ownership of assigned projects and responsibilities, manage priorities effectively, and handle confidential information with professionalism and sound judgment.
EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS
· Currently enrolled in a bachelor’s or master’s degree program, preferably with a focus on finance, real estate, economics, statistics, accounting, or a related analytical field.
· 3.0 GPA or higher (transcript required) with strong academic performance.
· Able to work a minimum of 32 hours per week, and up to 40 hours per week as business needs arise.
· Basic understanding of financial statements and foundational accounting concepts.
· Strong analytical, problem-solving, organizational, and interpersonal skills.
· Ability to communicate financial and investment concepts clearly and concisely in writing and conversation.
· Relevant internship, work experience, and/or involvement with a professional organization is preferred.
· Strong Excel proficiency is required. Candidates who demonstrate strong analytical aptitude and the ability to learn quickly will also be considered.
· Experience with NetSuite and/or Juniper Square is a plus but not required.
· Ability to manage multiple responsibilities, exercise sound judgment, and maintain confidentiality when working with internal financial information and live investment opportunities.
· The role is particularly well suited for students interested in private equity, real estate, venture capital, corporate finance, and FP&A.
