Property Manager/ Leasing Consultant Position:

Join our team at T & C Management, where we prioritize resident satisfaction, property excellence, and strong owner relationships. We manage residential communities with scattered sites and on-site teams, ensuring top-notch property management services.Position Overview:
We are seeking a detail-oriented and proactive Property Manager to oversee day-to-day operations of residential properties. The ideal candidate will manage tenant relations, coordinate property maintenance, and ensure occupancy goals are met while enforcing policies in accordance with New Mexico Landlord-Tenant Law and Fair Housing Laws.Key Responsibilities:
- Handle tenant inquiries and assist with lease applications.
- Communicate effectively with individual property owners.
- Conduct regular property inspections, including vacant units.
- Manage maintenance requests and coordinate follow-ups.
- Market vacant units using AppFolio and other platforms.
- Ensure accurate posting of rent, late fees, and other charges; collect payments promptly.
- Prepare 3-day notices for non-payment and review court cases before submission.
- Attend Sheriff lockouts and assist with delinquent accounts.
- Maintain cleanliness, curb appeal, and enforce property policies.
- Review move-ins, renewals, and move-outs; process move-outs within 30 days.
- Support pre-leasing efforts, resident retention, and occupancy maintenance.
Qualifications:
- Experience in property management or related field.
- Knowledge of New Mexico Landlord-Tenant Law and Fair Housing Laws.
- Strong communication, organizational, and problem-solving skills.
- Ability to manage multiple properties/sites efficiently.
