Position Title Maintenance Site Lead - Founders Hall

Position Summary
The Maintenance Site Lead - Founders Hall is responsible for directly providing general maintenance services across multiple trades at assigned sites, coordinating higher-level assistance through Facilities management, and coordinating external maintenance services for assigned Facilities site. The Maintenance Site Lead - Founders Hall reports to the Director of Facilities.

Job Duties
Direct Maintenance Services
- Perform general maintenance duties, to include but not limited to replacing ceiling tiles, minor carpentry, various filter replacements, light bulb replacements, caulking, painting, unclogging condensate drain lines, unclog plumbing fixtures, and minor door/lock repairs.
- Inspect and troubleshoot all mechanical equipment on a routine schedule.
- Receive and implement maintenance directives from Facilities management team.
- Respond to calls for temperature control in buildings and/or HVAC problems.
- Manage PMIs and document general maintenance logs.
- Oversee, submit, and track work orders and facilitate communication with site staff.
- Prepare, document, and submit purchase order requests to Facilities for approval.
- Maintain accountability and proper inventory of tools and parts to ensure availability.
- Respond to after-hour emergencies and execute/coordinate repairs as necessary.
- Procure emergency and urgent parts per UIW policy.
- Schedule and conduct monthly facilities update meetings with site leadership and respective administrators.
- Perform other duties as assigned.
Coordination with Internal/External Service Providers
- Manage the day-to-day maintenance activities on site to include coordinating with shop trade supervisors and various service contractors to ensure efficient and effective service.
- Receive and implement directives from Facilities management team.
- Coordinate and facilitate project and renovation with respective facilities management team.
- Coordinate and facilitate office moves with respective facilities management team along, with other internal and external stakeholders.
- Coordinate with SAWS, CPS and other city, county, and state agencies to facilitate site work.
- Perform other duties as assigned.
Qualifications
Knowledge Skills and Abilities
- Must have good working knowledge of a variety of trades and respective equipment and tools.
- Knowledgeable of hazards and procedures for safety measures in trade area(s) respective to site as well as general maintenance and shop safety.
- Skilled at reading/interpreting building prints, schematics, and working drawings, as well as basic shop math applications related to respective trade systems.
- Knowledgeable of pneumatics, hydraulics and pressures and general maintenance.
- Ability to problem solve and show sound judgment.
- Ability to communicate effectively with others; ability to express ideas effectively and concisely.
- Ability to work cooperatively with colleagues, supervisory staff at all levels and UIW community to establish and maintain effective relationships.
- Ability to work effectively in a service oriented environment and adjust to changing priorities.
- Ability to work independently and in group/team settings.
- Must be able to use applications on computer to include Microsoft Outlook - both calendar and send/receive emails.
- Ability to work effectively with individuals from diverse communities and cultures.
- Employee shall adhere to all applicable rules and regulations of the University, the Conference, and NCAA.
Required Education
High school diploma or its equivalent.
Required Work Experience
Four (4) years of progressively responsible maintenance coordination and/or leadership experience in a skilled trade.

Valid driver license, must be at least 21 years of age, and have driving record insurable by UIW insurance carrier.
Work Hours
Mon-Fri 8am to 5pm with extended hours as needed to meet departmental goals. May work weekends and/or holidays as needed for emergencies and upgrades. Must be willing and able to respond to after-hour calls/emergencies.
Physical Demands
- Must be able to lift, carry, push, and pull up to 50 pounds of equipment, materials, and trade tools.
- Must be able to climb ladders and work on rooftops and in confined spaces.
- Must be able to climb, balance, stoop, kneel and crouch, and reach overhead to gain access to pipes, wiring and equipment.
- Ability to work in inclement weather and hot/damp/cold environments, as well as areas with exposure to noise and vibrations from operating machinery.
- Near-vision acuity needed to read equipment diagrams and inspect parts.
