What You’ll Own:
* Step in and lead properties immediately when management gaps arise
* Conduct deep-dive site visits (leasing, operations, financials, compliance)
* Drive occupancy, rent growth, and NOI performance across multiple assets
* Perform audits, inspections, and operational assessments with precision
* Coach and elevate Property Managers to hit (and exceed) KPIs
* Partner with leadership on budgeting, forecasting, and strategic decisions
* Handle complex resident issues and escalations, including those with legal exposure
* Ensure strict compliance with Fair Housing, OSHA, and all regulations
* Influence team performance through training, accountability, and leadership
We’re Looking for the Best—Here’s What That Means:
* 4+ years of multi-family property management experience with at least 1 year managing multiple sites (REQUIRED)
* Proven success managing multiple sites or a portfolio
* Strong financial expertise—you understand budgets, NOI, and performance drivers
* Advanced knowledge of Fair Housing and property management compliance
* Experience with Yardi or similar platforms
* A track record of turning around underperforming assets
* Exceptional leadership presence—you can walk into any team and gain respect quickly
* Highly organized, decisive, and able to balance urgency with attention to detail
* Willing and able to travel extensively (up to 75%), including extended stays

This is a road warrior role. You will travel 3 weeks at a time with 1 week off, across our nationwide portfolio, stepping into communities that need immediate leadership and operational support. Flexibility and adaptability are critical.
