Position Summary

Under the direction of the Director of Facilities, the incumbent is responsible for all aspects of maintenance and building operations at The Webster Apartments facility. In addition to directly executing maintenance and service- related work orders, the position also supervises and oversees the work of departmental employees and various contractors and vendors who provide facility related services to the building. This is accomplished by working closely with the Director of Facilities to prioritize work orders, monitoring the condition, quality, and appearance of the building’s facilities and equipment, and executing all facility related activities with a high level of care and responsibility.

Job Description

● Carry out all maintenance activities in support of the upkeep and integrity of Webster’s physical plant. Complete all corrective and preventive maintenance activities per internal service standards and industry best practices.

● Utilize the CMMS system (FMx) ensuring that all self- performed or delegated work orders are completed within 24 hours of receipt.

● Maximize the integrity and life cycle of all plant systems and assets through the appropriate application of industry standard maintenance practices.

● Oversee the work of the janitorial/housekeeping service company to assure a clean, attractive facility.

● Assist with after hours and emergency on-call duty in response to facility needs.

● Manage and utilize the building BMS to achieve environmental comfort levels while incorporating a balanced strategy to conserve energy and control cost.

● Maintain a working inventory of common maintenance parts to minimize system downtime and maximize availability.

Qualifications

Bachelor’s degree in Business Administration, Operations Management, Engineering or Facility Management. The above may be substituted with seven to ten years of progressively responsible, related experience directing a comprehensive building maintenance program. Relevant experience managing in a service/hospitality delivery organization is highly desired. Successful candidate must acquire an F-89 Certificate of Fitness from the NYC Fire Department within 45 days of hire.
