Support the Company's growth initiatives and retail strategies by leading all facets of the real estate process, including market and location strategy, site selection, financial evaluation, lease negotiations, and legal documentation for new and existing stores. Partner with landlords and internal stakeholders to develop and execute negotiation strategies that optimize occupancy costs, enhance store performance, and improve long-term profitability for Genesco, including the successful restructuring and renegotiation of existing leases.
Job Responsibilities
- Execute on a comprehensive real estate strategy to meet opening objectives for Genesco brands.
- Assist in meeting targeted financial objectives for all divisions.
- Promote strong relationships with landlords to enhance overall awareness of company brands and retail concepts, negotiate and secure favorable lease terms and locations to maximize profitability of each store.
- Manage the process with Construction and Legal so that approved stores are opened on time and delivered in the manner presented.
- Oversee preparation of lease documents with legal team.
- Maintain and update leasing reports for management with clerical staff.
- Monitor national retail real estate market activity for trends and new developments.
Job Requirements
- Superior negotiation skills.
- Minimum of 12 years' experience in retail real estate, preferably for a specialty mall-based retailer, with strong existing mall-based landlord and developer relationships.
- Minimum of 100 transactions over the previous 2 years.
- Extensive experience with all aspects of retail lease transactions from site selection, negotiation, construction and legal.
- Proven experience at maintaining a high volume of transactions for a multi-brand retailer.
- Thorough understanding of major retail areas throughout the United States.
- Experience in developing both short-term and long-range real estate strategies.
- Highly organized and able to adapt to quickly changing priorities.
- Proficient in financial and demographic analysis site analysis.
- Excellent verbal and written communication, analytical and problem-solving skills.
- Able to work independently, prioritize, troubleshoot, manage time effectively and be a self-starter.
- Ability to travel for market studies, landlord visits, corporate meetings, site selections.
