On-Site Property Manager – 125-Unit Apartment Portfolio

We are seeking an experienced, hands-on Property Manager to oversee an approximately 125-unit apartment portfolio in Memphis, TN.

This is an on-site, full-time position.

Key Responsibilities

• Manage day-to-day property operations
• Leasing, tenant communication, renewals, move-ins and move-outs
• Maintain strong occupancy and minimize vacancy
• Handle rent collection, delinquencies, payment arrangements and non-paying residents
• Coordinate notices, collections and eviction processes when necessary
• Maintain high resident satisfaction while consistently enforcing lease terms and property policies
• Manage and coordinate our in-house maintenance team
• Prioritize maintenance requests, unit turns and property projects
• Monitor property conditions and ensure issues are addressed quickly
• Control operating expenses and make sure labor and materials are being used efficiently
• Source materials and supplies at competitive pricing
• Review expenses and look for opportunities to reduce costs without sacrificing quality
• Provide regular reporting to ownership regarding occupancy, collections, leasing, maintenance and property performance

Leasing & Tenant Placement – VERY IMPORTANT

We are looking for someone who understands that successful leasing requires more than simply posting vacancies on Zillow.

The ideal candidate should have existing knowledge, relationships and/or experience with alternative tenant-placement channels in Memphis, including:

• Local tenant-placement and apartment-locator companies
• Small independent/mom-and-pop placement companies
• Housing assistance and relocation organizations
• Charities and nonprofit housing organizations
• Government-supported and housing-assistance programs
• Local employers, community organizations and other referral sources

You should be able to come into the position with a real strategy for generating qualified leads and filling vacancies, rather than relying exclusively on traditional online listing sites.

Collections & Delinquencies – VERY IMPORTANT

Strong collections skills are essential.

We need someone who is comfortable following up consistently with delinquent residents, enforcing payment deadlines, negotiating reasonable payment arrangements when appropriate, issuing required notices and moving the eviction/collection process forward when necessary.

The right person understands how to maintain good resident relationships without allowing collections or lease enforcement to fall behind.

Cost Control & Problem Solving – VERY IMPORTANT

We are looking for someone who treats property expenses as carefully as they would their own money.

You should have a natural ability to:

• Find cost-effective solutions to problems
• Manage maintenance labor efficiently
• Shop around for materials and supplies
• Avoid unnecessary repairs and replacements
• Prioritize projects based on urgency and cost
• Make sure the in-house maintenance team is productive and completing work correctly
• Get the job done properly while spending as little as reasonably possible

We value someone who thinks, “How can I solve this properly for less?” before simply approving an expense.

Qualifications

• Prior apartment/property management experience required
• Strong leasing and occupancy-management experience
• Strong rent collection and delinquency-management skills
• Knowledge of the Memphis rental market
• Experience managing maintenance staff
• Strong communication and organizational skills
• Comfortable enforcing leases and property policies
• Ability to manage multiple priorities independently
• Strong problem-solving and cost-control mindset
• Experience managing a 100+ unit portfolio preferred

We are looking for someone who takes ownership of the properties and their performance — someone who is proactive, resourceful and focused on occupancy, collections, resident satisfaction and controlling expenses.

Job Type: Contract

Pay: $60,000.00 per year
