Coordinates daily activities of the Facilities Engineering Technicians to assure inspections and repairs of facility building systems are performed to provide a safe and comfortable environment for the patients and staff. Responsible for the coordination of all applicable maintenance and repair work practices, quality standards, policies and procedures to assure maximum efficiency on facility building systems and equipment.
MINIMUM QUALIFICATIONS:
EDUCATION, CERTIFICATION, AND/OR LICENSURE:

High school diploma or GED equivalent.

Valid Driver’s License – must be maintained during employment period.

State criminal background check and Federal (if applicable), as required for regulated areas.

Formal training beyond high school (i.e., technical school, apprenticeship, trade schools or college) OR Five (5) years of documented experience in plant operations OR maintenance.

- Five (5) years of experience in a health care environment.

Responsible for the collection of accurate and completed documentation of data pertaining to scheduled inspection/maintenance procedures and regulatory compliance forms from Facilities Engineering Technicians.

Ensure documentation of services are completed accurately and in a timely manner through a review of time sheets, work orders, inventory sign-out sheets and dispatched calls.

Organizes the Facilities Engineering Technicians to begin prompt corrective action on all deficiencies found during inspections and ensures communication to the appropriate personnel affected in those areas.

Assures all repairs are cost effective by evaluating the options available, considering total cost of repairs and taking action appropriately.

Responsible for the training of the Facilities Technicians in the use of measuring devices such as bolometer, magnehelics, anemometer, micrometers, refrigeration, gauges, etc. for the purpose of troubleshooting, maintenance and repair of building systems and plant equipment.

Responsible for the training of all maintenance technicians in the use of test equipment used in the trouble shooting, repair and maintenance of building systems and plant equipment (i.e., temperature and humidity recorders, ground fault testers, infrared devices, isolation power tester, voltage recorder, etc.).

In a collaborative effort with department management, works towards facility compliance with all applicable Federal, State and local regulatory agencies (i.e., NFPA 99, NFPA 101, OSHA, National Electric Code, RASHE standards, JACHO standards, ASHE standards, etc.).

Organizes inspections and repairs of AC/DC electrical equipment and systems (i.e., three phase, motor control, variable drives, MBC, DX9100 Johnson control System, SCU/DPU, etc.).

Organizes inspections and repair of air conditioning and refrigeration systems and equipment (i.e., BTU calculations, Liebert units, chiller operation, cooling towers capacity, roof top chillers and walk-in freezers).

Organizes inspections and repair of pneumatic and hydraulic controls and systems (i.e., HVAC, dampers, vertical lifts, pneumatic tube, compactors, etc.).

Trains Facilities Engineering Technicians in energy conservation methods (i.e., electrical, heating, cooling and mechanical systems).

Organizes inspections and repair of electronic systems and equipment (i.e., circuit boards, communication board, power supplies, microprocessors, logic circuits, amplifiers, etc.).

Assures all trouble calls are responded to utilizing the Facilities Engineering dispatcher and routine work orders.

Organizes scheduled inspections through preventative maintenance work orders in a timely and efficient manner to minimize equipment breakdowns.

Organizes inspections and repair of the HVAC system (i.e., smoke evacuation, PC controls and commands, air filtration, humidification, etc.).

Organizes inspections and repair of the electrical distribution system (i.e., main switch gear, transfer switches, loads, emergency procedures, etc.).
-
Provides feedback to the manager regarding team member performance and work status as requested.
-
Coordinates team member scheduling with Manager to assure proper manpower availability to carry out scheduled work.
-
Provides feedback and performance indicators about Facilities Engineering Technicians to the Managers for their use in conducting periodic performance appraisals.

Ensure team members are instructed in cost effective and efficiency performance standards.

Maintains and assures technical competence in the Facilities Engineering field by attending in-services, assisting outside contractors, reading trade literature and attending schools.

Performs research and testing procedures on facility systems and equipment to assure maximum efficiency.

Recommends improvements to the computer maintenance management program to minimize downtime and reduce costs of systems and equipment.

Evaluates equipment for planned replacement, evaluates existing equipment for future updates and replacements.

Assures the technical competence in the Facilities Engineering field by attending in-services, reading trade literature, and schools.

Completes specific TPC training courses, as documented on training records.

Attends all departmental in-service sessions. Participates in on-the-job training.

Must have the physical capability to push and/or pull 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 90+ pounds for a maximum of two (2) hours.

Uses proper precautions in the performance of duties in which the following exposures may occur: temperatures above 100~F and/or below 45~F for sustained periods; heights above 6 feet, i.e., ladders, scaffolding, etc.; vibrations; skin and/or lung irritants such as solvents, paints, lubricants, etc.

Appropriate dress for above-mentioned exposures is required.

Use of Safety equipment is required.

Use of protective wear, such as goggles, gloves, boots, masks, etc., is required.

Must complete vision screening test for near and far vision. Must screen 20/40 or better or will be referred to the Eye Center.
