INTRODUCTION
The Construction Project Manager is responsible for managing all aspects of construction for multi-phase developments, including scheduling, permitting, vendor coordination and site execution to ensure timely, high-quality project delivery. They will act as the main point of contact between field team, subcontractors and internal stakeholders to drive alignment across all phases from pre-construction through closeout.
REQUIREMENTS
- Strong desire and willingness to learn, adapt, and grow within a dynamic project environment.
- Ability to read and interpret construction drawings, specifications and contracts.
- Office Suite and/or Google Suite apps, subcontractor/contractor/personnel management.
- Experience in multi-family housing, project scheduling, budgeting, due diligence walks, MS.
- Desire to mentor talent, share best practices and create relationships with teams.
- Knowledge of code requirements, municipal process, permit requirements, residential construction methods, means, and practices. Responsible for quality delivery, punch lists, and certificates of occupancy.
- 5+ years’ experience in Construction Project Management required; experience in Multifamily Construction.
- Ability to completely manage General Contractor(s) and/or associated subcontractors.
- Ability to drive projects to meet or exceed company goals and metrics.
- Bachelor’s degree in construction management, Engineering or Architecture or equivalent experience required.
Responsibilities
- Manage project budget and financials, including processing pay applications, coordinating with accounting and ensuring accurate timely cost tracking and reporting.
- Coordinate the procurement of necessary supplies, tools, and equipment.
- Anticipate potential problems, proactively manage project risks, and resolve unexpected issues or changes in project scope that may arise.
- Oversee on-site activities, conduct regular site visits, and ensure that work meets company standards and quality plans.
- Manage relationships and drive accountability across field teams.
- Strong communication and coordination skills with internal teams, contractors, vendors.
- Negotiate with contractors/vendors to obtain the best available pricing for the work within the schedule. Ensure that bid documents and review contracts encompass the complete scope coverage.
- Solicitation, review, and compilation of subcontractor/vendor bid selection to subcontractor/vendors.
- Responsible for safety compliance on each job site. Recognize and identify potential safety risks and ensure prompt resolution. Ensure OSHA guidelines are followed on each job site.
- Provide supervisors and business leaders with a complete document package when seeking approval to move forward with bid packages and proposal recommendations.
- Developing, monitoring, updating, and communicating the progress schedule and its periodic revisions. Monitoring and expediting material deliveries to correspond with the construction schedule, including material furnished by subcontractors.
- Will oversee the work of key General Contractors, sub-contractors, construction-associated consultants, and vendors to ensure conformance with contracts. Enforces contractor and subcontractor compliance with building and safety codes.
- Manage project closeout and warranty procedures.
