Role Overview
When acquiring, renovating or building real estate, most taxpayers tend to overstate the amount of 39-year real property. This limits the depreciation deductions available to taxpayers in the early stages of their investment. A cost segregation solves this problem by reclassifying assets by maximizing the property eligible for treatment as 5-, 7- or 15-year property. This depreciation optimization frees up substantial cash flow. McGuire Sponsel’s unique approach to cost segregation employs civil, structural and architectural engineering knowledge coupled with tax law experience to identify components that qualify for accelerated depreciation. Our team’s blend of engineering and tax code expertise provides tremendous value throughout a project. The professionals at McGuire Sponsel perform a site inspection for every study and all costs, along with their classifications, are then documented to withstand IRS scrutiny.

Responsibilities
- Conduct on-site inspections for our most complex projects and portfolios to notate and document the nature and use of all depreciable property.
- Prepare detailed schedules & reports summarizing and supporting the results of our depreciation analysis.
- Cost estimating using programs such as RSMeans & Marshall Valuation Service when actual costs are not available.
- Review and analyze all available construction cost documentation for a respective project.
- Examine any available construction blueprint/drawings to identify and properly classify all depreciable assets.
- Effectively communicate with CPAs and clients to understand goals and needs and ensure timely delivery of projects.
- Conduct final reviews to ensure quality control and standards are consistently met across all projects.

Role Qualifications
- Bachelor’s degree in accounting, architecture, construction, engineering, business, or a related field.
- 3-5 years of cost segregation experience or accounting, engineering, consulting, and/or analytical experience would be considered as an alternative.
- Strong analytical, organizational, and problem-solving skills.
- Excellent written and verbal communication abilities.
- Ability to manage multiple projects in a fast-paced, deadline-driven environment.
- Strong interpersonal skills and comfort in client-facing situations.
- Proficiency in Microsoft Excel.
- Valid U.S. driver’s license and reliable transportation.
- Ability to travel up to 40% independently or with a team to client sites across the U.S.
