Overview:
We are seeking a skilled Residential Project Manager to join our dynamic team. This individual will play a pivotal role in overseeing residential construction renovations and operations in the Louisville & Lexington, KY markets for our residential home flipping business which operates at high volume. The ideal candidate will possess 5+ years of experience in managing construction projects, ensuring quality, meeting deadlines, and exceeding client expectations. The salary range for this position is between $70,000 to $90,000, with an annual bonus.

We are a large buyer of homes for renovation and resale in the Kentucky market and seek to build out a dedicated business to renovate the homes, as well as serve new customers. Our business model revitalizes existing residential property to provide affordable, renovated homes for new homeowners. The role will involve:

Responsibilities:
- Project Management: Lead and manage all phases of construction projects, from planning and budgeting to execution and completion.
- Pre-Purchase Diligence: Oversee initial property assessment and scope bidding prior to property purchase.
- Team Supervision: Oversee and coordinate subcontractors, vendors, and internal teams to ensure efficient workflow and timely project delivery.
- Quality Assurance: Maintain high-quality standards throughout all construction projects, ensuring compliance with building codes, regulations, and client specifications.
- Cost Management: Monitor project budgets and expenditures, identifying cost-saving opportunities and ensuring projects are completed within budgetary constraints.
- Timeline Management: Develop and maintain project schedules, proactively identifying and addressing any potential delays or obstacles.
- Client Communication: Serve as primary point of contact for key stakeholders and clients, providing regular updates on project progress, addressing concerns, and ensuring their satisfaction.

QUALIFICATIONS
- Experience: 5+ years of experience in project management, with a proven track record of successfully managing residential construction projects of varying size and complexity. Experience in flipping property or large single family rental operations is preferred but not a requirement.
- Education: Bachelor’s degree in construction management, engineering, or a related field is preferred.
- Leadership Skills: Strong leadership abilities, motivating teams, fostering collaboration, and driving results.
- Communication: Excellent verbal and written communication skills, with the ability to effectively communicate with clients, team members, and stakeholders at all levels.
- Problem-Solving: Exceptional critical thinking skills with the ability to analyze situations.
- Organizational Skills: Superior organizational and time-management abilities, with the capacity to prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
- Technical Proficiency: Proficient in construction management software, Microsoft Office, and other relevant tools.
- Location: Must be located in the Louisville, KY - Lexington, KY area and be willing to travel in the area around central northern Kentucky as needed to various project sites.
