INTRODUCTION
Net Lease Capital (NLC) is a real estate investment and advisory firm located in Nashua, NH who specializes in the acquisition and management of tax-advantaged, single-tenant net lease properties. The Director of Tax Strategy will play a key role in bridging sales, compliance, and deal execution while supporting the Sales & Acquisitions teams in structuring complex real estate offerings and providing expert guidance on complex real estate and securities transactions.
We are seeking a strategic tax professional who will help shape investment outcomes through thoughtful structuring, cross-functional partnership, and technical expertise.
This role is based in Nashua, NH, with regular on-site presence and the flexibility for remote work.
ROLE AND RESPONSIBILITIES

Lead Tax Strategy and Planning: Develop and execute tax strategies that minimize liabilities and maximize after-tax returns across investments, operations, and properties. This includes advising on the tax implications of new investments, acquisitions, dispositions, and financing structures, including 1031 exchanges, partner liquidations and capital gains scenarios.

Provide Sales Advisory: Act as an internal technical resource for the sales team on deal structure, offering details, and tax structuring questions.

Support Transactions: Provide tax guidance and structuring complex commercial real estate transactions and optimizing deal structures for tax efficiency.

Provide Technical Expertise: Conduct complex research and provide recommendations on commercial real estate tax and subchapter K matters across teams within the firm.

Collaborate Cross-Functionally: Work closely with legal, external advisors, and investors, including reviewing offering documents and serving as a tax liaison.

Manage Risk: Identify tax risks, stay current on regulatory changes, and ensure compliant, forward-looking strategies.
BASIC QUALIFICATIONS
The ideal applicant will have CPA or JD/LLM in Taxation or have an equivalent combination of education, training, and professional experience along with the experience below:
- 7+ years of progressive tax experience, preferably in an investment management or commercial real estate firm.
- Deep knowledge of federal, state, and local tax codes, and Subchapter K.
- Strong understanding of real estate investment structures.
- Experience with FINRA-regulated entities a plus.
