THE ROLE
The North America Real Estate Development team is working hard to accelerate the company’s strategy by finding new sites, opening new stores, relocating strong ones, rebuilding older ones, optimizing our existing network across North America. We do this all while living by our 4 key values of #OneTeam, #DoTheRightThing, #PlayToWin, and #TakeOwnership. As a key leader of the Global Real Estate Development team, you will be instrumental in supporting these goals through managing your team of Development Managers. You will also be responsible for communicating, coordinating, and building support with our regional or Business Unit (“BU”) operations teams, marketing teams, fuels teams, our construction team, and related internal and external stakeholders.

People
The Director must develop everyone to their full potential to be the best version of themselves.
Production
New site identification, investigation, analysis, production, and store openings are the major performance indicators for this role. You will be holding all stakeholders accountable to deadlines.
Communication
The team you manage must align with Operations and other key stakeholders. Building strong relationships is key to success.
You will ultimately be accountable for the performance of third-party project managers, civil engineers, architects, attorneys, expeditors, and other related development personnel throughout the entitlement and permitting process.
The direct management and performance of these groups is critical to your success in this role.
You will be responsible for creating, managing, and adhering to site specific budgets, procedures, approvals, and payment processes.
You will be leading a team and must be able to think strategically and execute tactically with a sense of urgency. Your team’s success is ultimately your success.
WHAT YOU’LL NEED

- Bachelor’s degree required.
- Highly organized with the ability to manage multiple projects, meet tight deadlines, and continually prioritize and re-prioritize tasks as new projects are assigned.
- Must possess strong analytical skills, a strategic mind and have a strong attention to detail.
- Must be comfortable speaking and communicating to the team, third parties and senior leadership.
- Critical Experience: 5+ years relevant work experience with Real Estate, Retail Site Selection, Construction, Project Entitlement, Strategy, Finance, Environmental Compliance, Data Analytics, Economic Evaluation, M&A, Engineering and Design and Procurement.
- Extensive experience working directly in Operations is very highly preferred. This includes but is not limited to P&L management.
- Advanced Microsoft Word, Excel, and PowerPoint proficiency, and ability to become proficient with additional software and applications.
- Financial education/background desired; knowledge of general budget planning/procedures preferred.
- Prior experience leading a team.
- Travel up to 50% of the time.
