Role Overview: The Senior Sales Leader for AI and High Performance Compute Solutions is a pivotal, client-facing executive responsible for driving aggressive new logo acquisition and expanding CBRE’s market share within the data center solutions sector. This role focuses on identifying, pursuing, and securing new enterprise-level clients who require advanced infrastructure for AI, Machine Learning, and High Performance Computing workloads. Operating within an outsourced services and advisory environment, this leader will strategically position CBRE’s integrated data center offerings across advisory, transaction, project management, operations, and portfolio services. Rather than focusing on proprietary products, this role champions vendor-neutral, outcome-driven solutions that align MEP infrastructure, IT systems, and complex AI/HPC requirements with client business, operational, financial, and risk objectives. The primary mission is to generate new revenue by acquiring net-new customers and acting as a strategic advisor to guide their AI/HPC infrastructure journey.
Key Responsibilities
- New Business Development & Client Acquisition (Primary Focus):
- Aggressively prospect and identify new enterprise-level clients within target industries (e.g., technology, finance, healthcare, research) with significant AI/HPC infrastructure.
- Develop and execute comprehensive strategic plans for new client acquisition, including market analysis, target account selection, and multi-channel outreach.
- Initiate and drive the entire sales cycle for new logos, from initial contact and qualification through to proposal development, negotiation, and deal closure.
- Build and maintain a robust pipeline of new business opportunities, consistently achieving and exceeding aggressive sales targets and contributing to significant revenue growth.
- Represent CBRE at industry events, conferences, and networking functions to generate new leads, build strategic partnerships, and enhance market presence.
-
Collaborate closely with marketing and internal teams to develop compelling value propositions and campaigns tailored for new client outreach and competitive positioning.
-
Strategic Client Engagement & Solution Advisory:
- Lead strategic technical and business discussions with prospective client executives, IT leaders, and facilities teams to uncover deep business drivers and infrastructure challenges related to AI/HPC.
- Translate complex client business drivers into scalable, resilient, and operationally sound data center solutions, articulating clear ROI and value proposition.
- Act as a trusted advisor to potential new clients, guiding them through the complexities of AI/HPC data center enablement and demonstrating CBRE's expertise.
-
Support Sales Leadership in strategic engagements, providing expert insight during high-value new client pursuits.
-
AI / HPC Data Center Solution Strategy:
- Advise prospective clients on infrastructure readiness for demanding AI, machine learning, and HPC workloads, covering aspects such as:
- High-density rack deployments and advanced cooling strategies (direct-to-chip, rear-door, immersion, hybrid).
- Structural, spatial, power, and operational implications of next-generation AI.
- Guide clients in planning for scalability, flexibility, and future technology shifts to ensure long-term value and competitive advantage.
-
Articulate CBRE’s capability to support transitions from traditional enterprise environments to AI-ready data centers.
-
Integrated Solution Alignment:
- Partner with CBRE’s Project Management, Facilities Management, and Operations teams early in the sales cycle to ensure proposed solutions are feasible, executable, and align with client SLAs and operational models.
- Support the definition of scopes, assumptions, and pricing inputs during the proposal phase for new engagements.
- Identify and mitigate potential risks and constraints across design, construction, and operations phases for prospective clients.
Required Qualifications
Education & Experience:
- Bachelor’s degree in Business, Engineering, Computer Science, or a related field (or equivalent).
- 10+ years of progressive experience in sales or sales leadership, new business development, or strategic account acquisition within the data center, IT infrastructure, or high-tech solutions space.
- Proven track record of exceeding new logo acquisition targets and significant revenue generation in a complex sales environment.
- Experience supporting enterprise, hyperscale, or colocation data center portfolios is highly desirable.
Sales & Business Acumen:
- Exceptional negotiation, prospecting, and closing skills, with a "hunter" mentality.
- Deep commercial awareness with a strong focus on ROI, risk mitigation, and total cost of ownership for clients.
- Ability to develop and articulate compelling value propositions for complex service offerings.
- Strong forecasting, pipeline management, and operating discipline.
- Comfortable operating in a matrixed, client-centric environment, collaborating with technical and delivery teams.
Technical & Industry Knowledge:
- Strong understanding of AI/HPC infrastructure requirements, including high-density power, advanced cooling, and network architectures.
- Working knowledge of data center MEP systems from an owner/operator perspective to facilitate high-level discussions.
- Familiarity with industry standards and frameworks (e.g., Uptime Institute, ASHRAE, TIA-942, ISO).
- Ability to communicate complex technical topics clearly and effectively to executive, IT, and facilities audiences.
Consulting & Communication Skills:
- Superior workshop facilitation, presentation, and proposal development skills.
- Demonstrated ability to build executive-level relationships and establish trusted advisor status.
Preferred Qualifications
- Knowledge and experience in the evolving and growing AI and HPC space.
- Experience with integrated facilities management or outsourced operations models.
- Exposure to global enterprise or hyperscale client environments.
- Knowledge of sustainability, energy efficiency, and decarbonization strategies in data centers.
