Position Overview:
The National Sales Specialist will focus on community leasing performance and provide training and support while identifying strategic opportunities to improve leasing performance, increase leasing velocity, and maximize traffic and leads for optimal conversation ratios. This position requires a dynamic and engaging individual who actively participates in onsite strategic marketing, outreach, and social media initiatives. The National Sales Specialist also focuses on cultivating strategic partnerships with local businesses, academic institutions, and community stakeholders to drive leasing opportunities. Additionally, the role involves identifying and implementing improvements in leasing strategies and providing support to local teams by assisting in day-to-day operations while traveling on-site.
What You Will Do:
- Work onsite as directed and effectively manage and follow up on leads, tracking them through the property management software to convert leads into leases. Lead by example and use this as an opportunity for shadow training in each market.
- Analyze leasing data regularly to identify trends, assess performance metrics, and develop strategies to optimize occupancy and revenue generation.
- Assess the onsite leasing team’s skill set and support teams with training, feedback, and other tools to ensure they are equipped with the necessary sales techniques and product knowledge to maximize conversion rates.
- Identify gaps and opportunities in existing leasing strategies, share feedback, and consult supporting departments for implementation of pricing/incentives, additional sales training, marketing presence, promotional events, outreach initiatives, social media strategy, and other ways to improve leasing performance.
- Conduct regular competitive market analysis to identify market trends, pricing strategies, and competitive positioning to stay ahead in the leasing market. Has a keen understanding of community positioning, value proposition, and common objections/obstacles to lease.
- Implement training and hands-on execution of leasing to improve the conversion rate of leads to tours and tours to signed leases, continuously refining the leasing process to minimize vacancies and maximize revenue.
- Cultivate strong relationships with existing and prospective tenants, understanding their needs, and providing insights to the management team for informed decision-making.
- Lead by example by actively engaging in onsite leasing activities and utilizing each interaction as an opportunity for hands-on training and mentoring.
- Cultivate strategic partnerships with local businesses, academic institutions, and community stakeholders to expand our reach and drive leasing opportunities.
- Assist in day-to-day operations while on-site.
