Responsibilities:
- Support the Mechanical Maintenance and Operations team in maintaining and operating facility systems, including HVAC, pumps, compressors, heat exchangers, chillers, and process utilities, under the direction of senior technicians.
- Assist in performing preventive and corrective maintenance (PM/CM) activities on mechanical equipment and utility systems following established job plans and safety procedures.
- Participate in daily rounds and readings, visually inspecting equipment for vibration, leaks, temperature changes, unusual noise, or signs of wear.
- Learn and apply proper alignment, torqueing, and mechanical assembly/disassembly techniques under supervision.
- Support lubrication, oil sampling, filter replacement, and seal inspections, learning proper documentation and preventive maintenance practices.
- Observe and assist in pump, valve, and piping maintenance, including gasket replacement, leak checks, and mechanical seal inspections.
- Participate in equipment startup and shutdown procedures, learning system interdependencies and the importance of operating within safe design limits.
- Assist in HVAC system maintenance tasks such as air handler filter changes, belt inspections, fan checks, and coil cleaning.
- Learn and support chilled water, compressed air, and process cooling water system monitoring, recording temperatures, pressures, and flow readings.
- Support technicians in mechanical troubleshooting, learning how to identify abnormal system behavior and perform diagnostic checks under guidance.
- Participate in equipment overhauls and rebuilds, gaining exposure to teardown, inspection, and reassembly techniques.
- Learn to interpret mechanical drawings, P&IDs, and equipment schematics, understanding how systems interconnect and flow is controlled.
- Assist in documenting all work activities, readings, and maintenance notes within the Computerized Maintenance Management System (CMMS) such as Maximo.
- Support spare parts inventory and tool management, ensuring materials are properly labeled, stored, and available for maintenance work.
- Participate in safety meetings, toolbox talks, and job hazard analyses (JHAs), learning site-specific safety protocols such as LOTO, confined space, and chemical safety.
- Maintain clean and organized work areas, ensuring housekeeping standards are met after all maintenance and inspection activities.
- Learn the fundamentals of system balancing, flow control, and pressure management within building and process utility systems.
- Assist with system performance verification and equipment testing, collecting operational data for engineering or reliability analysis.
- Observe senior technicians during root cause investigations or taskforce activities, learning structured troubleshooting and reporting methods.
- Support the development and updating of mechanical job plans, checklists, and maintenance documentation under supervision.
- Demonstrate initiative by asking questions, engaging with mentors, and actively seeking to understand system functionality and maintenance reasoning.
- Follow all Environmental, Health, and Safety (EHS) requirements, immediately reporting unsafe conditions, leaks, or equipment abnormalities.
- Participate in intern training and mentorship sessions, completing assigned learning modules and field demonstrations to build core mechanical competency.
- Exhibit professionalism, attention to detail, and teamwork consistent with LotusWorks' culture of Safety, Quality, and Reliability.
- Any other duties or responsibilities that may be assigned to you in your role.
SKILLS REQUIRED:
- 1–3 years of experience in mechanical maintenance, facilities operations, or utilities systems preferred.
- Familiarity with HVAC, chilled water, compressed air, pumps, valves, and process utility systems.
- Strong mechanical aptitude and willingness to learn advanced maintenance techniques.
- Basic understanding of CMMS tools such as Maximo or similar.
- Knowledge of safety procedures, including LOTO, confined space entry, and chemical handling (training provided).
- Excellent attention to detail, documentation, and teamwork skills.
- Strong communication skills and ability to follow directions in a team environment.
- Ability to work in a fast-paced, mission-critical facility.
EDUCATION / LICENSES / CERTIFICATIONS
- High School Diploma or equivalent required.
- Technical Certificate, associate's degree, or training in Mechanical, HVAC, or Industrial Maintenance preferred.
- Proof of education, licenses, or certifications required where applicable.

Confirm your running total with your DSO before committing to a full-time schedule.
What documents does my employer need to hire me on CPT?
Your employer needs your CPT-endorsed I-20, which lists the specific employer name, start and end dates, and whether the authorization is full-time or part-time. They'll also need your passport and visa for I-9 verification. If the employer is a federal contractor, E-Verify enrollment is required. Some manufacturers will also ask for a letter from your DSO confirming the academic requirement.
