Match your degree to the role
PERM requires the employer to list a minimum education requirement. Make sure your degree in real estate, business administration, or property management aligns with what the job posting specifies, since mismatches can trigger DOL audit flags.
Target property management companies that hire internationally
Residential and commercial property management firms with large portfolios are more likely to sponsor because staff turnover is predictable and HR teams are familiar with PERM. Focus on multi-site operators managing 500 or more units across multiple states.
Verify prevailing wage before salary negotiations
Your offered salary must meet or exceed the DOL prevailing wage for your metro area. Use the OFLC Wage Search to look up the wage level for property manager roles under SOC code 11-9141 before you accept any offer.
Search green card sponsorship jobs on Migrate Mate
Filter Assistant Property Manager listings by employers with active EB-3 PERM filing history. Migrate Mate surfaces employers who have sponsored similar roles before, saving you from applying to companies that won't initiate the PERM process.
Ask about PERM timing during the offer stage
PERM labor certification can take 12 to 18 months before USCIS even receives the I-140 petition. Ask employers directly whether they have in-house immigration counsel or use outside counsel, so you know the sponsorship process won't stall after you accept.

Find Assistant Property Manager JobsAssistant Property Manager Green Card Sponsorship: Frequently Asked Questions
Do Assistant Property Manager roles qualify for EB-2 or EB-3 green card sponsorship?
Most Assistant Property Manager positions qualify under EB-3 as skilled workers or professionals, particularly when the employer requires a bachelor's degree. EB-2 is possible if the role demands an advanced degree or the candidate has a master's degree and the employer documents that requirement. The employer's stated minimum education on the PERM application determines which category applies.
How does green card sponsorship differ from H-1B for this role?
H-1B requires the role to qualify as a specialty occupation and subjects you to an annual lottery. Assistant Property Manager roles frequently don't meet the specialty occupation threshold, so H-1B isn't always available. EB-3 PERM sponsorship has no cap and no lottery at most preference levels, and it leads to permanent residency rather than temporary status, though the process typically takes two to three years from PERM filing to a green card.
What does the PERM labor certification process involve for property management employers?
The employer must conduct a DOL-supervised recruitment campaign to demonstrate no qualified U.S. workers applied for the position. This includes posting the job on specific platforms and with state workforce agencies for a set period. If no qualified U.S. applicants are found, DOL certifies the PERM application, allowing the employer to file the I-140 immigrant petition with USCIS on your behalf.
How can I find Assistant Property Manager jobs with active green card sponsorship?
Searching by job title alone won't tell you which employers have actually sponsored foreign workers before. Migrate Mate filters listings by employers with documented PERM and I-140 filing history for property management roles, so you can focus your applications on companies that have already committed to sponsoring candidates in this job category rather than those that only say they are open to it.
Can I switch employers after my green card process has started?
You can change employers under AC21 portability rules once your I-140 has been approved and your I-485 adjustment of status application has been pending for 180 days or more. The new role must be in the same or a similar occupational classification. Property management positions at a different company generally qualify, but you'll want your new employer to confirm the role matches your approved PERM job description before making the switch.
