Document your supervisory scope before applying
PERM requires the employer to define the job's minimum requirements precisely. Pull together records of team size managed, trades overseen, and preventive maintenance programs you led so your experience maps cleanly to the certified job duties.
Target employers with active PERM filing history
Facilities-heavy industries, including healthcare systems, property management companies, and large manufacturers, file PERM petitions regularly for maintenance roles. Search DOL's OFLC disclosure data to identify employers who have sponsored this occupation before.
Find sponsoring employers through Migrate Mate
Search Migrate Mate to filter Maintenance Supervisor openings by employers with green card sponsorship history. You'll see which companies have filed EB-3 PERM petitions for this occupation, cutting your research time significantly.
Verify the prevailing wage tier before negotiating
DOL assigns your role to one of four wage levels based on complexity and supervision. Use the OFLC Wage Search to check the Level III or Level IV rate for your metro area before accepting an offer, since your salary must meet or exceed the certified wage.
Ask employers about E-Verify enrollment early
Employers sponsoring you for PERM must be able to employ you lawfully throughout the process. Confirming E-Verify enrollment during screening avoids late-stage complications if adjustment of status extends your work authorization on an EAD.
Distinguish EB-2 eligibility if you hold an advanced degree
Maintenance Supervisors with a bachelor's degree plus five years of progressive experience, or a master's degree in facilities or engineering management, may qualify under EB-2. Flag this for the employer's immigration counsel before the PERM filing is structured.
Green Card Maintenance Supervisor: Frequently Asked Questions
Does a Maintenance Supervisor role qualify for EB-3 green card sponsorship?
Yes. Maintenance Supervisor is classified as a skilled worker under EB-3, which covers positions requiring at least two years of training or experience. Your employer files a PERM labor certification with DOL to prove no qualified U.S. worker is available, then submits an I-140 immigrant petition with USCIS. Most nationalities outside India and China face minimal wait times at the EB-3 level.
How does EB-3 green card sponsorship differ from H-1B for this role?
The H-1B visa is a temporary visa capped at 85,000 per year with a lottery, and it requires the role to qualify as a specialty occupation. EB-3 green card sponsorship is permanent, has no annual lottery, and is available for skilled trade and supervisory roles that don't meet the H-1B specialty occupation threshold. The tradeoff is timeline: PERM and I-140 processing adds roughly one to two years before you can file for adjustment of status.
What documentation do I need to support a PERM filing for a Maintenance Supervisor position?
You'll need records that prove you meet the employer's stated minimum requirements, including diplomas, transcripts, trade certifications such as HVAC or electrical licenses, and employment verification letters showing progressive supervisory experience. DOL audits PERM applications, so every credential listed in the job description must be documented and dated accurately before your employer submits the application.
How can I find employers who sponsor green cards for Maintenance Supervisor jobs?
Search Migrate Mate to filter Maintenance Supervisor listings by employers with verified green card sponsorship history. This lets you focus your applications on companies that have already navigated PERM for this occupation rather than spending time on employers unlikely to sponsor. O*NET also lists the occupation's standard duties, which helps you align your resume to the certified job description.
Can I change employers after my I-140 is approved but before my green card is issued?
Under AC21 portability rules, you can change to a same or similar occupation after your I-140 has been approved and your adjustment of status application has been pending for at least 180 days. Maintenance Supervisor roles in different facilities or industries can qualify as same or similar under the relevant SOC code, but you should confirm the new role's duties align with the approved petition before making the switch.
