JOB SUMMARY
The Mortgage Servicing Specialist processes payoffs for sale of loans to secondary market, completes verifications of mortgage, and processes property taxes for residential and commercial portfolios. They are responsible for the reconciliation of general ledger accounts, review of daily reports, and ensuring accuracy and compliance. The Mortgage Servicing Specialist utilizes technology including AI-enabled tools to improve efficiency and consistency. They assist with any customer inquiries and assist lenders with any requests regarding escrow and any other duty involved in the servicing of the mortgage loans.
ESSENTIAL DUTIES
The duties listed below may not include all responsibilities that the person in this role may be asked to perform. Incumbent may be required to perform other related duties as assigned.
- Responds to customer and bank employee inquiries
- Conducts loan account research when necessary
- Provides payoff quote requests and processes loan payoffs for loans sold to secondary market (HFS)
- Reconciles various general ledgers
- Reviews and processes of various loan reports
- Prepares excess escrow refund checks for analyzed loans
- Prepares escrow refund checks for paid-off notes
- Works on Escheated Checks
- Prepares Verification of Mortgage
- Pays hazard, flood and windstorm Insurance for residential and commercial loans that are being escrowed
- Processes force-placed insurance and prepares related correspondence for escrowed commercial and residential loans
- Sets up, monitors, and tracks collateral exceptions for non-escrowed insurance on residential loans
- Responsible for reviewing the daily mail for incoming collateral exceptions and insurance invoices
- Contacts insurance agents, loan officers and customers for any related insurance policy questions and to ensure proper insurance is received and maintained
- Sets up property/insurance escrow addenda for Residential and Commercial Loans on escrow
- Pays property taxes for commercial and residential loans on escrow
- Reviews and approves initial Escrow Analysis for Commercial loans
- Reviews annual escrow analysis for residential and commercial loans
- Maintains knowledge of mortgage servicing regulations and compliance requirements, including CFPB guidelines, Regulation Z (Truth in Lending), flood insurance requirements, and other applicable federal and state regulations to ensure all servicing activities are compliant and audit ready
- Other duties as assigned
QUALIFICATIONS

- High school diploma, general education degree (GED), or equivalent required; Associates degree or higher preferred
- 2+ of prior banking or similar financial services experience strongly preferred
- 2+ years of prior experience in servicing residential 1-4 family loans
- Minimum of 2 years of prior loan background relating to mortgage
- Proficient computer skills with knowledge of Microsoft Office including, but not limited to, Word, Excel, PowerPoint, and Outlook, the Windows environment, and internet research skills
- Excellent verbal, written, presentation and interpersonal communication skills
- Ability to work independently with minimal supervision while performing assigned duties
- Excellent analytical, time management, organizational and problem-solving skills with the ability to multi-task and work in a deadline-driven environment
- Must be self-motivated with strong initiative, high level of accountability, and attention to detail
- Ability to perform basic mathematical calculations including addition, subtraction, multiplication, division with basic calculator skills
- Bilingual— English/Spanish preferred
- Ability to always maintain a high degree of ethical standards and complete confidentiality
