PROJECT MANAGER
At Kiso Group, the Project Manager plays a critical role in bringing our clients’ visions to life—delivering high-quality aquatic and full-service construction projects with precision, professionalism, and care. This role directly impacts our ability to uphold our reputation for excellence, strengthen client relationships, and lead teams that take pride in craftsmanship and accountability.
Rooted in a culture of integrity, respect, and family, the Project Manager is responsible for driving projects forward from handoff through completion—ensuring every detail reflects the Kiso standard.

Your leadership and attention to detail help turn complex projects into seamless, successful outcomes.
CORE RESPONSIBILITIES
Project Commencement & Turnover
- Accept project turnover from estimating
- Review estimating-to-construction handoff documentation
Client & Coordination Meetings
- Lead or attend client meetings as needed
- Delegate when appropriate, while maintaining project ownership
- Participate in BIM coordination when required
Plans & Documentation
- Stay informed on plan and permit status
- Ensure all plans and revisions are current in Procore
Financial Management
- Prepare and manage payment applications (Textura, Procore Pay, AIA)
- Review, approve, and coordinate client adjustments
- Ensure timely submission to accounting
Budget & Cost Control
- Input and manage commitments within Procore budgets
- Maintain adherence to project budgets and cost expectations
Subcontractor Management
- Define scopes of work and schedule of values
- Execute subcontracts and manage commitments in Procore
Scheduling
- Develop and maintain project schedules
- Monitor progress, identify critical path items, and adjust as needed
Daily Oversight & Reporting
- Ensure proper allocation of team resources
- Coordinate with Superintendent, APM, and Foreman to keep projects on track
Change Management
- Prepare pricing and documentation (PCO/CO)
- Execute and track change orders through completion
Submittals & Materials
- Review and approve shop drawings
- Oversee material orders with dual verification process
Leadership
- Lead, support, and develop project teams (APM, Superintendent, Foreman)
- Foster a culture of accountability, collaboration, and excellence
QUALIFICATIONS
- Bachelor’s degree in Engineering, Construction Management, Architecture, Business Administration, or a related field preferred.
- Minimum of 3 years of experience in construction, preferably in high-rise or aquatic construction.
- Strong understanding of commercial construction practices and administrative procedures.
- Proven ability to lead project teams, including Assistant Project Managers and Superintendents, while effectively collaborating with clients, architects, and vendors.
- Demonstrated ability to drive accountability and maintain high performance standards across teams.
- Growth-oriented mindset with a proactive, solution-driven approach to challenges.
- Confident decision-maker with the ability to operate effectively in fast-paced, high-responsibility environments.
- Highly organized with a strong sense of urgency and the ability to manage multiple priorities simultaneously.
- Strong planning and coordination skills, with attention to detail and execution.
- Proficiency in Procore and Bluebeam.
