About Us
Harborview Property Management manages a growing portfolio of scattered-site residential units across South Jersey and Philadelphia, roughly half Section 8 and half market-rate. We're a vertically integrated company with in-house maintenance, construction, and acquisitions, and we're growing fast. We're looking for a Property Manager who wants to own the day-to-day operation and grow with us.
What You'll Do
- Run day-to-day property management operations across the portfolio
- Own Section 8 compliance: annual recerts, HQS inspections, HAP paperwork, and RFTA packets
- Prepare and execute leases and renewals
- Manage rent collection, late-fee enforcement, and delinquency follow-up
- Prepare and file landlord-tenant court and eviction paperwork
- Onboard newly acquired properties and tenants
- Oversee the maintenance coordinator, review work orders, gather vendor quotes, and approve repairs within your authority
- Make sure all maintenance expenses are logged accurately for bookkeeping
- Schedule appraisals and coordinate with lenders as needed
- Spend one day per week in the field on unit and property inspections
- Carry the after-hours emergency line on a rotation
What We're Looking For
- 3+ years of residential property management experience
- Hands-on Section 8 / Housing Choice Voucher experience (recerts, HQS, HAP) is strongly preferred
- Experience with AppFolio (Yardi or Entrata also helpful)
- Familiarity with NJ landlord-tenant court and eviction process
- Organized, reliable, and comfortable making decisions without constant sign-off
- Valid driver's license and reliable transportation
