Phoenix Property Management & Midland Residence is seeking an organized, customer-focused, and detail-oriented Assistant Property Manager to support the daily operations of our affordable housing community.
This is an excellent opportunity for a professional who enjoys working with residents, managing administrative processes, and contributing to a high-quality living environment. The successful candidate will work closely with the Property Manager and Regional Management Team to ensure exceptional resident service, regulatory compliance, and efficient community operations.
Position Summary
Reporting to the Property Manager, Area Manager, and Regional Manager, the Assistant Property Manager assists in performing a variety of administrative and operational duties necessary to provide a high level of service to residents and prospective applicants. This position operates within HUD regulations and consistently follows the policies and procedures established by Phoenix Property Management.
Key Responsibilities
- Accept rental applications, conduct applicant screenings, apply selection criteria, and prepare recommendations for management approval
- Communicate with applicants regarding the status of their applications and maintain accurate applicant and resident files
- Welcome and orient new residents, including reviewing lease documents, community policies, apartment features, and amenities
- Respond to resident inquiries and service requests by creating and tracking maintenance work orders
- Prepare resident certifications and recertifications in compliance with HUD and affordable housing regulations
- Process billings, vouchers, and other program-related documentation
- Conduct move-in, move-out, and routine property inspections
- Assist with rent collection, rent rolls, bookkeeping functions, and bill submissions
- Support management in handling delinquent accounts and collection efforts
- Prepare reports, correspondence, notices, memos, and other administrative documents
- Cover site operations in the absence of the Property Manager and/or Area Manager
- Assist in developing and administering resident programs that enhance community engagement and quality of life
Qualifications
- Associate's Degree in Business Administration, Property Management, Real Estate, or a related field preferred; equivalent experience will be considered.
- One (1) to three (3) years of property management, leasing, affordable housing, or administrative experience.
- Knowledge of HUD, Section 8, LIHTC, or other affordable housing programs preferred.
- Strong organizational, customer service, and communication skills.
- Ability to maintain accurate records and manage multiple priorities.
- Proficiency with Microsoft Office and property management software.
- Ability to work independently while maintaining a collaborative team approach.
- Strong attention to detail and commitment to regulatory compliance.
