Midas Hospitality is hiring a Vice President of Development. This person will engage in a broad range of responsibilities across the real estate development and construction project lifecycle. Manage all aspects of the development process of complex real estate development projects. This includes all phases of a development project including acquisition, feasibility, financing, zoning/entitlements, design, permitting, construction, leasing, and disposition. The VP of Development will perform hands-on management of project-planning, design, procurement, scheduling, budget management and project execution in a fast-paced environment. The VP of Development will prioritize multiple tasks and demands, as well as assist with the supervision of a highly skilled team of development managers, external design professionals and third-party consultants. This position will act as a liaison between internal cross-functional technical teams, General Contractor(s) and Midas ownership and executive management.
What You Will Be Doing:
- Assist and support SVP in managing all aspects of the company's development department. This includes conceiving and executing on development strategies and/or business plan(s) established under the direction of ownership and executive management.
- Assist in preparing the financial and market feasibility analysis of projects, including market studies and business plans, and assist with completion of related due diligence.
- Assist with the negotiation and engagement of all third-party consultants and entities related to the development program including design professionals, general contractors, other consultants and hospitality brands and/or franchises.
- Conceive and manage all aspects of public and/or private incentives related to individual development programs. Manage the process of obtaining project entitlements including all required permits.
- Assist with the preparation of all financial underwriting of development projects including proformas, development budgets, and other financial projections.
- Assist and manage all aspects of project financing, including acquisitions, construction financing, and investment partnerships including joint ventures, limited partnerships, and all other related equity investment(s) typical of real estate development and related structured finance.
- Monitor and evaluate project performance against the baseline financial models and/or business plan(s).
- Assist with the overall management of monthly draw packages and other investor reports as needed.
- Oversee and manage the development team.
- Provide support to organization's legal issues as necessary.
- Provide regular updates to ownership and/or executive management as required.
- Act as liaison with hotel brands/franchises when necessary.
- Be accountable for driving projects to completion in a timely and cost-effective manner.
- Manages and tracks short and long-term project plans and timelines.
- Travels to job sites around the United States when required.
The Ideal Candidate:
- Bachelor's or master's degree (preferred) or must have an equivalent combination of education and work-related experience.
- Minimum of ten (10) years progressive work-related experience in the real estate or closely related industry, with demonstrated proficiency in multiple disciplines/processes related to the position.
- Demonstrated experience in organizing, planning and executing real estate development projects from conception through implementation across multiple asset classes.
- Must be able to work effectively with third party relationships, corporate staff and ownership and must possess strong relationship development/management skills.
- Preferred additional experience with tax credits, public incentives, and other similar projects.
- Excellent organizational skills with the ability to manage competing priorities for both short and long-term planning.
