Senior Underwriter – Real Estate
Siemens Financial Services Inc (SFS), Project Structure Americas (PS-AM) is hiring a Senior Underwriter – Real Estate to be responsible for end-to-end new business underwriting, execution and portfolio management for healthcare construction and acquisition loans in its Structured Finance team. This role is intended for a highly experienced underwriting professional who will serve as a senior technical resource within the team, bringing deep expertise across the full lifecycle of complex construction and acquisition financings.
You will be responsible for reviewing, underwriting and closing new healthcare real estate transactions using sound credit and structure analysis while managing a portfolio of closed and funded transactions for SFS. You will also be managing the adherence to all mandated SFS Credit Policies and Guidelines in the credit and structure analysis of prospective new transactions and include property/market site visits and meet with tenants and borrowers.

The ideal candidate will have knowledge and understanding of the healthcare market and/or in a construction real estate lender role. Preferably, experience with financial equity sponsors and highly structured commercial loan real estate transactions. Candidates are expected to demonstrate independent judgment, depth of structuring expertise, and the ability to lead transactions across the full underwriting and execution lifecycle. This position is Hybrid and can be based in the following states: New York, New Jersey, Connecticut, or Pennsylvania.
Basic Qualifications:
- 10 years underwriting and portfolio management experience in commercial real estate transactions
- Experience serving as a mentor, reviewer, or technical resource to underwriters within the risk management team.
- Demonstrated experience negotiating, underwriting, and closing non-recourse commercial real estate loans used for acquisition and construction transactions.
- Experienced analyzing and discussing third party property valuations, including MAI appraisals.
- Fluent in commercial real estate construction underwriting and managing construction draw process through completion.
- Experienced in loan negotiation and documentation.
- Minimum 4-year college degree with a focus on Finance, Business Administration or Accounting.
- Demonstrate a comprehensive overall knowledge of credit, audit, and portfolio management as well as a general understanding of new business development and loan servicing and administration
- Excellent verbal and written communication skills including ability to interact effectively and directly with customers and with all levels of management
- Ability to travel 25%
Preferred Qualifications:
- MBA preferred or sufficient additional industry experience
- Completed formal bank credit training program
Essential Job Functions:
- Serve as a subject-matter expert and mentor to underwriting staff, sharing best practices and providing guidance on underwriting approach, transaction structuring, and risk assessment.
- Excellent analytical skills in commercial loan transactions, with an emphasis on healthcare commercial real estate, including operating, counterparty, and other contractual agreements.
- Ability to assess underlying tenant financial statements as well as third-party property reports including valuation, condition, environmental and zoning reports.
- Extensive healthcare industry sector expertise with a strong understanding of all key industry risk drivers and market trends
- Excellent ability to understand and interpret highly technical data and information, with the further ability to present the information in a clear, concise and non-technical manner to allow approval authorities to be able to efficiently reach a decision on prospective financing requests.
- Excellent real estate cash flow modeling skills, including Argus Software, and the ability to appropriately build and sensitize financial models. Strong ability to analyze and interpret cash flow model data. Experience with corporate cash flow modeling is preferred.
- Lead deal packaging / submittal process by authoring the Credit Report and other appropriate underwriting documents for approval or presentation to the appropriate lending authority committee.
- Manage the construction draw package process through completion from a credit and risk management perspective. Maintain end-to-end ownership of transactions from initial underwriting through construction completion and ongoing portfolio monitoring.
- As part of the ongoing review and monitoring process; gather and evaluate client information, compare to industry benchmarks, analyze third party information, assess risk and recommend credit levels, financing structures and documentation requirements within standards and following risk management policies;
- Ensure all SFS risk management guidelines are adhered to and exceptions documented;
- Partner with internal and external legal counsel to negotiate loan documentation, proactively identifying and resolving legal, structural, and credit issues.
- Assist in the oversight of the documentation/contracting and funding/booking processes, including resolving any open items and ensuring all credit conditions are satisfied prior to funding;
- Be responsive and provide ongoing support to the sales, marketing and business development personnel, and develop working relationships with other support functions (Legal, Loan Operations, Asset Management, Accounting);
- Attend industry seminars and courses focused on credit skills, financial statement analysis, commercial construction, portfolio management, project finance and the Healthcare and Real Estate industries. Contribute to the continuous improvement of underwriting standards, documentation approaches, and risk management practices across the Structured Finance platform.
