Position Overview:
The Senior Construction Category Analyst leads global construction cost analytics, should-cost/clean-sheet modeling, risk modeling, forecasting, and full lifecycle change-order management for large-scale semiconductor capital programs. This role conducts competitive bid analysis, evaluates supplier proposals, and develops data-driven sourcing recommendations to improve capex predictability and deliver hard savings and cost avoidance. The position partners closely with cross-functional collaborators to standardize tools, processes, and reporting that improve commercial consistency.

Lead end-to-end bid analytics (RFP analysis, bid tabulation, scope normalization, bid leveling) for global construction and semiconductor infrastructure packages.
- Support sourcing across Cost Plus, GMP, Lump Sum, Unit-Rate/SOV, and T&M models, including evaluation of fees/markups, blocking issue, contingency, LD/bonus mechanisms, bonding/insurance, payment terms, and schedule impacts.

Drive change-order commercial evaluations (rate validation, markup verification, price reasonableness) and manage full lifecycle change-order governance (tracking, forecasting exposure, schedule/cost impact analysis, contract compliance).

Develop and maintain should-cost and clean-sheet models for fab, cleanroom, chemical building, and process-utility scopes (labor, materials, equipment, indirects, overhead/fee, contingency, blocking issue).

Apply sophisticated risk methodologies (sensitivity, probabilistic, scenario/Monte Carlo) and create forecasting models for cost overruns/underruns incorporating trends, change-exposure, market conditions, productivity, and supplier performance.

Minimum Qualifications:
- Master’s degree or equivalent experience in Supply Chain, Construction Management, Civil/Mechanical Engineering, or related field.
- 10+ years in cost management/controls, cost modeling, sophisticated analytics, and commercial bid analytics within global construction capital projects (e.g., cleanroom, hospital, pharma, or high-tech manufacturing).
- Demonstrated experience in bid evaluation (bid tabs, scope normalization, bid leveling) and delivery models (Cost Plus, GMP, Lump Sum, Unit-Rate/SOV, T&M).
- Proven change-order management experience, including rate validation, markup verification, exposure forecasting, and schedule/cost impact assessments.
- Hands-on proficiency with analytics tools (e.g., Tableau, Power BI, SQL, Snowflake, Python) and ERP/project systems (e.g., SAP, Ariba, Procore).
Preferred Qualifications:
