Purpose
The Property Maintenance Technician II is responsible for performing advanced maintenance and repair tasks across university buildings and facilities, with a focus on construction-related projects. This role combines expertise in building systems (HVAC, plumbing, electrical) with hands-on construction skills to assist with renovations, repairs, and improvements to campus infrastructure. The technician will troubleshoot, repair, and maintain systems while also managing or assisting with construction tasks such as carpentry, drywall, painting, and other structural improvements.
Essential Job Functions
- Perform advanced maintenance, repairs, and troubleshooting of building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Assist in or lead small-scale construction projects, including renovations, drywall installation, carpentry, flooring, and painting.
- Conduct preventive maintenance and inspections of building systems to ensure optimal functionality and compliance with safety codes.
- Install and repair structural components such as doors, windows, cabinetry, and flooring.
- Collaborate with other facilities and construction teams to support larger-scale projects, such as campus renovations or new building construction.
- Manage work orders and respond to emergency maintenance requests in a timely manner, especially for construction-related repairs.
- Provide guidance and mentorship to entry-level technicians, assisting them with complex tasks and troubleshooting.
- Maintain accurate records of work completed, including repairs, maintenance activities, materials used, and time spent.
- Ensure compliance with safety regulations, building codes, and university policies during all construction and maintenance tasks.
- Order materials and tools as needed for construction projects and ensure proper inventory management.
- Assist with campus improvements, including accessibility upgrades and modifications to meet evolving facility needs.
Qualifications
- High school diploma or equivalent (preferred).
- Proven experience as a property maintenance technician with a strong background in construction, including carpentry, drywall, painting, and basic electrical/plumbing knowledge.
- Ability to troubleshoot and resolve complex maintenance and construction-related issues.
- Ability to work on both small-scale repairs and larger construction projects.
- Experience with operating construction tools and equipment (e.g., saws, drills, ladders, scaffolding).
Certifications, Licenses, Registrations
- Valid driver's license and ability to operate university vehicles.
