We are seeking an experienced Pre-Construction Manager to lead estimating, budgeting, planning, and preconstruction efforts for commercial construction projects throughout the Kansas City metro area. This position will oversee projects from initial pursuit through preconstruction and ensure a smooth transition to the operations team.
Responsibilities- Lead preconstruction efforts from project pursuit through turnover to operations.
- Prepare conceptual estimates, detailed budgets, cost analyses, and project pricing.
- Review drawings, specifications, and contract documents to identify scope requirements and potential gaps.
- Coordinate with owners, architects, engineers, subcontractors, vendors, and internal teams.
- Manage preconstruction efforts across design-build, CMAR, negotiated, select bid, and hard bid projects.
- Conduct constructability reviews and identify value engineering opportunities.
- Develop bid packages, solicit subcontractor and vendor proposals, and analyze pricing.
- Identify cost risks, scope gaps, scheduling issues, and constructability challenges early in the process.
- Assist with procurement planning, project phasing, scheduling, and site logistics.
- Work closely with project management and field teams to ensure a successful transition into construction.
- Build and maintain strong relationships with clients, design professionals, subcontractors, and vendors.
- Help improve preconstruction processes, estimating procedures, and best practices.
Requirements
- 5+ years of preconstruction experience required.
- 10+ years of commercial construction experience preferred.
- Strong commercial estimating, budgeting, cost planning, and pricing experience.
- Experience with multiple delivery methods, including design-build, CMAR, negotiated, select bid, and hard bid.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Experience developing bid packages and evaluating subcontractor and vendor proposals.
- Strong knowledge of constructability, value engineering, procurement, and project planning.
- Excellent communication, organization, and relationship-management skills.
- Ability to manage multiple projects, priorities, and deadlines.
- Must be located in or able to reliably commute to Lenexa, KS / the Kansas City metro area.
