KJK Builders is a high-standards residential builder. We build custom decks and interior renovations, and we've earned our name by doing quality work and staying in tight, proactive communication with our clients from the first handshake to the final walkthrough. This seat exists to protect that: to make sure every job is permitted, supplied, scheduled, and communicated a step ahead of the crew, so nothing falls through the cracks and the owner isn't the one chasing every detail.

We're looking for someone who has spent real time in or around construction, knows how to read a drawing set, and would rather own the coordination that keeps jobs moving than swing a hammer all day. Company Overview

KJK Builders is a residential construction company that builds custom decks and handles interior renovations, from basements to full remodels. We run a tight, loyal team of skilled carpenters and trusted subcontractors, our job sites are organized, and our standards are high. We care about craftsmanship, professionalism, and doing right by the people who hire us. We're growing, and we're hiring a Project Coordinator to take the day-to-day coordination off the owner's plate so our jobs run even smoother than they already do.

The Job

This is the seat that keeps every job permitted, supplied, scheduled, and communicated, a step ahead of the crew. The owner sells the work and hands it off; you make sure it actually gets executed without him having to touch every piece.

This is not a "sit at a desk and answer emails" role, and it's not a carpenter role either. It's the connective tissue between the office, the suppliers, the subs, the crews, and the clients. You'll live in the plans, on the phone, in the truck, and in our project software, and on a good week nobody on a job site is ever waiting on you.

What You'll Actually Do

• Read plans and build material lists. Take a deck's permit drawings or a renovation's drawings and selections and turn them into an accurate, ordered material takeoff. This is the core of the job.
• Order and track materials. Place the orders, lock in confirmed delivery dates, check every delivery against the order when it lands, and handle returns and credits when something's wrong.
• Own the permits. Pull them ahead of each start, schedule and track inspections, and close them out, so nothing permit-related ever lands back on the owner's calendar.
• Keep the jobs ahead. Book our subcontractors against the schedule, confirm their dates, and run a rolling look-ahead so the crews are never standing around waiting on a trade or a material.
• Run support. When a crew is short a few boards or a box of screws, you run it out so our carpenters stay on the tools instead of losing half a day at the supplier.
• Keep clients in the loop. Send a short, steady weekly update on every active job so no client ever wonders where their project stands.
• Close jobs out clean. Track warranty and punch-list items, respond fast, and drive them to done.

What We're Specifically Looking For

• You can read construction plans and have built material lists from a drawing set. This is the job. It is not negotiable, and it's not something we're expecting you to pick up on the fly.
• You're genuinely comfortable on a computer. Email, spreadsheets, and project software (we use JobTread). You can look at a set of drawings and turn it into a clean order without hand-holding, and you're eager to learn new tools, not afraid of them.
• You think two steps ahead. You stay in front of problems instead of reacting to them, and you follow through on what you say you'll do.
• You communicate clearly and warmly. We could put you in front of a client and trust you to keep them calm and informed.
• You're low-ego and team-first. You're here to make everyone's day easier, not to be the boss of the job site.
• Field knowledge is a big plus. If you've swung a hammer and can knock out a small punch item or tell when a job's behind, that's a bonus. It's not required, but it's valued.

Requirements

• Prior construction experience and the proven ability to read plans and build a takeoff (not brand new to the trade)
• Strong computer skills and comfort learning new software
• Reliable vehicle and a valid driver's license (you'll be running between the office, suppliers, and job sites)
• Comfortable splitting time between an office/desk and live job sites
• Able to lift and carry building materials when running them out to job sites
• Must live in or be able to commute to Clinton Township, MI (Macomb County / Detroit metro)
• Pre-employment background check

Who This Is NOT For

This role is not a fit if:

• You can't actually read a set of plans. You'll be doing it every day. Please don't apply hoping to figure it out later.
• You're not comfortable on a computer, or you get frustrated learning new software.
• You want a Project Manager title or a PM-level salary. This is a coordinator seat, on purpose, and it's paid like one.
• You expect to run the field crew. Our foremen report directly to the owner. You'll work alongside them and support them, not over them. If you need people reporting to you to feel important, this isn't it.
• You need someone standing over you to stay productive. This seat runs on you staying ahead of the work on your own.
• You go quiet under pressure or let details slip. Dropped balls and radio silence are the two things this role exists to prevent.
• You're looking for something temporary to "try out." We're investing in the person who takes this seat, and we want someone doing the same.

Schedule

• Starts around 20 to 30 hours a week, with a clear path to full-time as the workload grows
• Split between office/coordination work and time on job sites and at suppliers
