POSITION OVERVIEW
The Project Manager II is responsible for independently managing construction projects from planning through closeout. This role oversees all phases of the project lifecycle, including budgeting, scheduling, execution, and client communication.
The Project Manager II serves as the primary point of contact for stakeholders and leads project teams to ensure projects are delivered safely, on time, within budget, and in accordance with quality standards.
This position requires a higher level of autonomy and leadership compared to Project Manager I, including ownership of moderately complex projects and the ability to manage multiple projects simultaneously.
KEY RESPONSIBILITIES
Project Planning & Management:
- Develop and manage project plans, schedules, budgets, and resource allocations
- Lead preconstruction efforts, including scope review, estimating support, and procurement planning
- Ensure alignment between project scope, contract documents, and deliverables
Project Execution & Oversight:
- Manage daily project operations, including subcontractor coordination and field activities
- Oversee project progress, ensuring adherence to schedules, budgets, and quality standards
- Conduct site visits and inspections to monitor performance and ensure compliance with safety requirements
Financial & Cost Management:
- Develop and manage project budgets, forecasts, and cost controls
- Review and approve invoices, change orders, and project expenditures
- Identify and mitigate cost risks to maintain financial performance
Stakeholder & Client Management:
- Serve as the primary point of contact for clients, architects, engineers, and subcontractors
- Lead project meetings and provide regular updates on progress, risks, and performance
- Build and maintain strong client and vendor relationships
Team Leadership & Coordination:
- Lead and coordinate cross-functional project teams
- Delegate tasks and provide guidance to junior staff and project engineers
- Support mentoring and development of Project Manager I and team members
Risk Management & Issue Resolution:
- Identify project risks and proactively implement mitigation strategies
- Resolve project issues, conflicts, and delays to maintain project momentum
- Ensure compliance with contracts, building codes, and safety regulations
Documentation & Reporting:
- Maintain all project documentation including contracts, drawings, schedules, and reports
- Track project performance metrics and provide accurate reporting to leadership
- Manage change orders, RFIs, and project communications
QUALIFICATIONS
- Bachelor’s degree in Construction Management, Civil Engineering, or related field (or equivalent experience)
- 4–7+ years of construction project management experience
- Demonstrated ability to manage projects independently from start to finish
- Strong knowledge of construction processes, contracts, and project delivery methods
- Experience managing subcontractors, budgets, and schedules
- Strong leadership, communication, and problem-solving skills
- Ability to manage multiple projects simultaneously
- Willingness to travel up to 25% as needed
