Job Overview

The Maintenance Manager has a complete understanding of all building-related systems and equipment, manages general and preventative maintenance functions to ensure guest satisfaction and safety standards are achieved throughout the property, and manages and coordinates the work of skilled maintenance staff and vendors.

Essential Functions

• Survey and perform property inspections on a daily basis by visually identifying areas of the Hotel for needed improvements such as guest rooms, public areas and restaurants.
• Train and supervise hourly Engineering staff and coordinate all scheduling. Review Engineering staff's worked hours for payroll compilation and submit on a timely basis.
• Evaluate and spot check the work of all staff and contractors or outside laborers.
• Perform preventative maintenance assignments on a scheduled basis
• Communicate with hotel department heads to become aware of maintenance needs and ensure timely response to internal requests.
• Complete or delegate maintenance requests in a timely manner and properly log status.
• Immediately follow up on any alarms to determine the exact location and cause; determine emergency status and report to Guest Services and/or the General Manager with findings.
• Coordinate all inspections of the fire safety systems including extinguishers, smoke alarms etc. to maintain proper safety standards.
• In conjunction with the General Manager, coordinate activities and liaise with local and federal law enforcement agencies, fire companies and insurance agencies to resolve problems and ensure a safe environment for guests and associates.
• Ensures all required licenses, permits, contracts, insurance, inspections, are in proper order, with the assistance of GM and Controller.
• Generate costs comparison and solicits bid/proposals as needed.
• Maintain engineering-related check book accounting procedures to ensure department operates with-in budgeted guidelines while maintaining required stock of supplies and materials.
• Participate in required manager on duty coverage as scheduled.
• Maintain files of and be familiar with all operational manuals and warranty agreements for equipment.
• Act as emergency contact / on-call person.
• Attend weekly executive committee and/or monthly manager meetings and any other functions required by management.
• Maintain a professional working relationship and promote open lines of communication with managers, employees and other departments.
• Use proper two-way radio etiquette at all times when communicating with other employees; ensure the proper use of radio etiquette within department.
• Establish and maintain key control system.
• Effectively manage engineering-related capital projects.
• Maintains all Engineering spaces in a safe, clean, organized, energy efficient manner.

Working Conditions/Physical Requirements

• The Assistant Director of Maintenance works in an office setting but is often hands-on, troubleshooting and facilitating repairs and maintenance, training staff and coordinating with outside vendors.
• Must possess a high level of diverse technical capabilities in order to troubleshoot and repair a wide range of equipment and the building structure.
• Must able to lift 50 lbs. unaided
• Must be able to gain access to crawl spaces that are cramped and small

Qualifications for Maintenance Manager

• Vocational schooling, military training, certification and/or experience in building related trades required. College degree or courses will be considered helpful, engineering related preferred.
• Skilled in several areas such as HVAC, electrical, carpentry, dry walling, painting, plumbing.
• Must be familiar with Microsoft Outlook, Excel, and Word.
• Working knowledge of budgets and purchasing procedures.
• Available for day, night, weekend shifts, including on-call.

The Hawthorne Hotel operates 365 days a year, 24 hours a day, and 7 days a week. You may be required to work a variety of shifts, including weekends and holidays and the night of the annual Halloween Ball.

Job Type: Full-time

Pay: $60,000.00 - $65,000.00 per year
