Assistant Project Manager
TMG Partners is seeking an Assistant Project Manager with approximately 3-5 years of experience to support construction activities across our portfolio of development and repositioning projects. Working under the guidance of senior members of the development and construction team, this individual will serve in an owner's representative capacity — helping manage projects from pre-construction through closeout and coordinating architects, engineers, general contractors, and consultants to deliver projects on schedule, within budget, and to TMG's quality standards.
This is an opportunity to work on the owner/developer side of complex, high-profile urban infill projects including ground-up development, adaptive reuse, historic renovation, and tenant improvements with meaningful exposure to the full development lifecycle.
Key Responsibilities
Pre-Construction
- Support due diligence efforts for acquisitions, including constructability reviews, budget development, and physical assessments
- Assist in the selection and contracting of architects, engineers, general contractors, and specialty consultants
- Review design documents at each milestone for completeness, coordination, constructability, and alignment with project budget and proforma
- Participate in value engineering exercises and bid leveling; prepare bid analyses and award recommendations
- Support permitting and entitlement coordination with project teams and local jurisdictions
Construction Phase
- Serve as a day-to-day owner's representative on active projects, attending OAC meetings and conducting regular site visits
- Prepare and distribute OAC meeting minutes and maintain a project open item / action item log, following up proactively through resolution
- Monitor project schedules, budgets, and cash flow; flag variances early and escalate issues to senior team members with recommended solutions
- Review and process change orders, pay applications, RFIs, and submittals on behalf of ownership
- Support construction loan draw preparation, retainage tracking, and coordination with lender inspections
- Assist in tracking project contingency, exposures, and risk items; maintain accurate cost reports for internal and lender reporting
- Coordinate with property management, leasing, and asset management teams to minimize impacts to existing tenants and operations
- Ensure contractor compliance with contract documents, insurance requirements, safety standards, and applicable codes
- Prepare recurring (typically weekly or monthly) written project status reports for internal stakeholders and, where applicable, lenders or investors
Closeout & Turnover
- Manage punch list completion, commissioning, and turnover of completed spaces
- Oversee collection of closeout documentation, warranties, as-builts, and O&M manuals
- Support lien releases, final accounting, and project reconciliation
- Coordinate handoff to property management and support tenant move-ins
Tenant Improvements & Capital Projects
- Manage tenant improvement projects across the operating portfolio, coordinating with tenants, brokers, and property management
- Oversee capital improvement and building repositioning projects at TMG-owned assets
Qualifications
Required
- Approximately 3-5 years of construction or project management experience with a developer/owner, general contractor, or owner's representative firm
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent experience)
- Hands-on experience supporting commercial construction projects — office, mixed-use, multifamily, or tenant improvements
- Working knowledge of construction contracts (AIA documents), budgeting, scheduling, and cost control fundamentals, including change order administration (G702/G703) and support for substantial completion certification (AIA A201)
- Ability to read and interpret architectural, structural, and MEP drawings and specifications
- Proficiency with project management and scheduling tools (e.g., Procore, Microsoft Project, Bluebeam) and Microsoft Excel; familiarity with a cost-control or accounting platform such as Yardi or Textura is a plus
- Excellent communication and interpersonal skills; comfortable representing ownership with contractors, consultants, tenants, and public agencies
- Strong organizational skills with the ability to manage multiple projects simultaneously
- Valid driver's license and willingness to travel to project sites throughout the Bay Area
Preferred
- Experience on the owner/developer side of projects
- Familiarity with Bay Area jurisdictions, permitting processes, and building departments
- Experience with adaptive reuse, historic renovation, or seismic retrofit projects
- Exposure to sustainability programs (LEED, C-PACE-funded improvements, Title 24 compliance)
- LEED AP, CCM, or similar professional credentials
Physical Requirements
- Ability to maintain regular and predictable attendance.
- Ability to be present 5 days a week with regular travel to project sites throughout the Bay Area.
- Ability to sit, stand, walk, and climb stairs, both in office/retail space and in a construction environment.
- Ability to use a computer and related equipment, often for multiple hours each day.
- Ability to lift and/or move up to 25 pounds.

Pay: $90,000.00 - $130,000.00 per year
