Property Manager Jobs in Rhode Island: Frequently Asked Questions
How do you become a property manager in Rhode Island?
Becoming a property manager in Rhode Island requires an active real estate license issued by the Rhode Island Department of Business Regulation. You must complete the required pre-licensing education hours, pass the Rhode Island real estate salesperson or broker exam, and apply through the Division of Commercial Licensing. Many employers also value a degree in business, real estate, or a related field, and professional designations such as the Certified Property Manager credential strengthen your candidacy.
How much do property managers make in Rhode Island?
Property managers in Rhode Island earn a median of about $80,260 a year, based on May 2025 Bureau of Labor Statistics wage data, ranging from around $58,900 for the lowest 10% to over $125,000 for the top 10%. Pay rises with experience, specialty, and employer.
Which companies hire property managers in Rhode Island?
Companies currently hiring property managers in Rhode Island include Blue Castle Agency, Citizens, and Ferland Corporation, per current listings on Migrate Mate as of July 2026. Rhode Island's concentrated real estate market means that established firms with deep local portfolios, including residential developers and commercial property groups headquartered in Providence, tend to be the most consistent sources of full-time openings.
Which Rhode Island cities have the most property manager jobs?
Providence, Middletown, and Lincoln account for the largest share of property manager openings in Rhode Island. Providence drives demand as the state's primary commercial and multifamily residential hub, while Warwick and Cranston generate consistent openings through their suburban apartment complexes, retail properties, and the commercial corridors surrounding T.F. Green Airport.
Are there remote property manager jobs in Rhode Island?
Yes, but they're rare. Property management is inherently hands-on, requiring regular site visits, tenant meetings, and in-person inspections that limit full remote arrangements. About 0% of property manager openings tied to Rhode Island are remote or hybrid as of July 2026, and those positions typically involve administrative, leasing coordination, or portfolio oversight duties that can be handled off-site part of the week.
How can I get hired as a property manager in Rhode Island with little or no experience?
The most realistic entry path is a leasing consultant or property management assistant role, which Rhode Island residential communities and management firms use to bring on candidates without a full portfolio. Applying at larger residential complexes in Providence and Warwick, or with commercial real estate firms that manage mixed-use properties, gives you exposure to day-to-day operations. Obtaining your Rhode Island real estate license early signals seriousness to employers and opens doors even before you have extensive experience.
Where can I find and apply to property manager jobs in Rhode Island?
You can find and apply to property manager jobs in Rhode Island on Migrate Mate, which lists current openings from employers hiring across the state. Search the available roles, identify the ones that match your experience and preferred location, and apply directly to the positions that fit.
