Maintenance Technicians are responsible for all maintenance services within the grounds, building exteriors, community, and parking lots. Creating a safe, comfortable and clean environment for our residents and staff is their first priority. Repairing and maintaining HVAC, electrical and plumbing systems, as well as community grounds and equipment are crucial components of the role. Our technicians are team players with strong time management and problem solving skills, reporting directly to the Maintenance Director. A sense of urgency and communication skills with team members as well as residents is essential to keeping Waltonwood running smoothly and safely.
Our Maintenance Department is comprised of highly skilled associates that maintain systems, grounds, and buildings for the Waltonwood communities. Our mission is to provide quality service in an efficient and professional manner to ensure a safe, attractive, comfortable, and clean environment. We focus on providing high resident satisfaction and beautiful, well-maintained communities.
Main Job Tasks and Responsibilities:
- Assist the maintenance team with various tasks, such as preparation of units, upkeep of models, snow removal/salting, installing and removing appliances, as well as general troubleshooting and repairs of minor mechanical, carpentry, and electrical problems.
- Maintain and perform preventative maintenance on HVAC, electric and plumbing systems.
- Prevent and remove hazards to staff, residents and guests such as tripping hazards.
- Walk through and prepare units for new residents.
- Take the lead, as assigned, on minor work orders including general repair tasks, paint touch ups, lock outs, and other tasks as determined by the Maintenance Director.
- Work with IT in assisting with any technical issues.
- Meticulous upkeep of the grounds and landscaping.
- Ensure the community is clean at all times, providing janitorial support when necessary including deep cleaning when needed for our residents.
- Respond to maintenance requests of residents and staff.
- Be a part of the on call rotation within the department.
- Complete all other duties as assigned by Maintenance Director.

Job Requirements:
- Must be familiar and know how to work with HVAC and electrical systems safely.
- Experience and/or formal training in an applicable trade.
- Working knowledge of tools, common appliances, and devices.
- Solution oriented, with a willingness to get the job done.
- Time management and organization.
- Basic computer skills.
- Must pass our internal Maintenance Technician exam.
Physical Requirements:
- Constant use of manual dexterity, auditory and visual skills and gross motor skills with frequent use of bi-manual dexterity and fine motor skills.
- Ability to follow written and oral instructions and procedures.
- Ability to use the sense of smell and the sense of taste to recognize and distinguish odors and flavors.
- Associates in this role are frequently exposed to hot water, garbage disposals and cleaning chemicals.
- While performing the duties of the job, the associate is frequently exposed to heat/ cold
- Ability to reach, bend, twist, squat, kneel, push and pull.
- Ability to lift/carry up to 50 pounds frequently, with occasional ability to lift 80 pounds.
- Ability to perform repetitive movements including simple grasping, pushing, pulling and fine manipulation.
- Frequent standing and walking. Ability to stand frequently (or long periods of time).
- Ability to climb and maintain balance.
