Position Purpose
The Senior Development Manager is responsible for overseeing the Capital Expenditure program throughout the entire project development process, ensuring efficient management of resources and adherence to project timelines and budgets. Additionally, the Senior Development Manager provides strategic leadership and mentorship to the development team.
Main Responsibilities
Capital Expenditure Program (50%)
- Request, review, and approve fee proposals for architects, surveys, invoices, submittals, materials, and equipment.
- Facilitate and manage project timelines and budgets.
- Consistently review and select project materials and systems to reduce costs.
- Collaborate with Real Estate, Construction, Retail Merchandisers, Store Planners, and Company Executives.
- Provide direction to A&E Consultants and Contractors regarding criteria standards for the Capital Expenditure Program.
Surplus Property Program (20%)
- Coordinate the management of surplus properties through closure, tenant sublease, and surrender processes.
- Work with the Development team to complete landlord work for tenant sublease.
- Manage the surrender process with the Development team and Surplus Group.
- Review and approve property management projects for corporate-owned surplus properties.
Major Projects (20%)
- Manage and have final accountability for major projects throughout the entire project cycle.
- Facilitate the review and approval of store exterior designs for corporate approval.
- Oversee site planning and engineering, including lighting, grades, and utilities.
Corporate Programs (10%)
- Coordinate projects with Starbucks and banks.
- Manage division re-roofing projects.
- Oversee the design and construction of cell phone towers and solar arrays.
- Coordinate vertical transportation projects with A&E Consultants, Contractors, and Manufacturer/Installers.
- Handle exterior and site plan modifications for leased facilities with Property Managers and Division Construction and Operations.
Development Team Responsibilities
- Chair development meetings and maintain agendas.
- Input project-specific information into CRISP.
- Represent the development team in corporate meetings.
- Ensure completeness of CRISP views.
Project Team Responsibilities
- Manage project timelines and budgets.
- Approve fee proposals for architects and engineers.
- Review and approve surveys, invoices, submittals, materials, and equipment.
- Provide direction to A&E Consultants and Contractors.
- Collaborate with division construction managers and project managers.
- Facilitate the review and approval of store exterior designs.
- Handle site planning and engineering.
Senior Development Manager Additional Responsibilities
- Strategic Leadership: Provide strategic direction and leadership to the development team, ensuring alignment with corporate goals and objectives.
- Mentorship: Mentor and develop junior team members, fostering a collaborative and growth-oriented environment.

- Risk Management: Identify and mitigate risks associated with project development, ensuring compliance with industry standards and regulations.

- Innovation: Drive innovation in project development processes, leveraging new technologies and methodologies to enhance efficiency and effectiveness.
Travel Requirements
- 10% travel.

- Minimum of ten years of experience in project management, construction, or related field.
