THE OPPORTUNITY
This is a newly created role—and a foundational one. As Proper's first dedicated Business Development Manager, you will own the reengagement and future development of our partnership channel from Property Managers, Real Estate Agents, Independent Insurance Agents, and vendors. Property Manager and Real Estate Agent-referred business represents our highest-converting lead source, yet it remains largely untapped at scale. This role exists to change that.
You will be based out of our Bozeman headquarters and work directly with the Chief Sales Officer (CSO) and Chief Marketing Officer (CMO) to build, activate, and grow a national network of property manager and other third-party partnerships. The relationships you develop will drive new business volume and establish a referral engine that benefits the entire sales organization.
This is not a role for someone looking for a defined playbook. It is an opportunity for a driven, relationship-oriented professional to build something meaningful in a market that is still defining itself.
COMPENSATION & BENEFITS
Base Salary: $80,000 – $100,000 depending on experience
Performance Bonus: Up to $40,000 annually, tied to partnership growth and channel revenue
Total Maximum Compensation: $140,000
Travel: Some, about 25% to various trade shows

Responsibilities
- Inherit and re-activate an established base of over 3,000 property manager contacts already in our CRM—your primary function is to nurture and convert these relationships into active referral partnerships, giving you a significant head start from day one
- Prospect and develop relationships with new property management companies, with a focus on firms managing short-term rental portfolios
- Work with the sales team, converting dormant relationships into active referral sources
- Develop and grow a channel with third-party independent insurance agents, including co-marketing opportunities and ongoing support
- Coordinate lead handoff from partner-referred inquiries into the sales pipeline, ensuring proper attribution and timely follow-up
- Conduct regular business reviews with high-volume referral partners to monitor performance, resolve issues, and deepen relationships
- Track and report on partnership pipeline metrics including active partners, referral volume, and channel close rates
- Collaborate closely with the CSO/CMO and sales team to align partnership strategy with overall business objectives
- Represent Proper at industry events, trade shows, and PM association meetings as needed
QUALIFICATIONS
- 3+ years of experience in business development, partnership management, or B2B sales—preferably in insurance, real estate, property management, or a related industry
- Demonstrated ability to build and manage a pipeline of external relationships with measurable referral or revenue outcomes
- Strong communicator with the ability to represent Proper's value proposition clearly and credibly to property management professionals
- Self-directed and comfortable operating without a defined playbook—this role requires initiative and the ability to build structure from scratch
- Proficiency with CRM platforms and strong organizational habits for managing a large volume of contacts and follow-ups
- Property & Casualty Insurance License preferred. If not currently licensed, Proper will support obtaining your P&C license as part of onboarding.
- Willingness and ability to travel approximately 25% of the time for partner meetings, industry events, STR trade shows, and on-site relationship development
