We are seeking a highly organized, motivated, and customer-focused Regional Occupancy Specialist to join our growing affordable housing team. This is a fast-paced and exciting roving position supporting multiple affordable housing communities within an assigned geographic territory in Providence, RI.
The Regional Occupancy Specialist will travel between properties to support occupancy operations, applicant processing, certifications, compliance administration, lease-up activity, and site team support. This role is ideal for someone who thrives in a dynamic environment, enjoys variety in their day-to-day responsibilities, and can successfully manage multiple priorities across several communities.

What You’ll Do
Regional Occupancy Support
- Provide occupancy and compliance support across multiple properties within an assigned region
- Travel between communities as needed to assist with staffing support, lease-ups, recertifications, and applicant processing
- Assist site teams during periods of high application volume, staffing transitions, audits, or operational needs
- Support occupancy stabilization efforts and leasing goals while maintaining full compliance
Applicant & Certification Processing
- Process affordable housing applications and determine program eligibility
- Review income, asset, and household documentation for accuracy and completeness
- Prepare LIHTC certifications and recertifications
- Coordinate applicant follow-up and collect required verifications
- Maintain waitlists and applicant communication
Compliance Administration
- Maintain compliant resident files and supporting documentation
- Coordinate third-party file reviews and address corrections or deficiencies
- Monitor certification deadlines and occupancy requirements
- Ensure compliance with LIHTC, HUD, HOME, PBV, Section 8, AFHMP, and other applicable program requirements
- Assist with audits, reporting requests, and agency monitoring
Lease-Up & Lottery Support
- Assist with affordable housing lotteries and lease-up initiatives across the portfolio
- Support applicant intake, preference verification, and waitlist management
- Coordinate with marketing, compliance, and operations teams to support successful lease-up execution
Systems & Reporting
- Maintain accurate records in property management and compliance software systems
- Track outstanding documentation and certification status
- Generate occupancy and compliance reports as needed
- Maintain organized digital and physical files
What We’re Looking For
- Experience in affordable housing, LIHTC compliance, leasing, occupancy, or property management preferred
- Strong knowledge of LIHTC regulations preferred
- Familiarity with HUD, HOME, PBV, Section 8, and other affordable housing programs is a plus
- Ability to work independently and adapt quickly to different site environments
- Strong organizational skills and attention to detail
- Ability to manage multiple priorities in a fast-paced environment
- Excellent communication and customer service skills
- Proficiency in Microsoft Office and property management/compliance software systems
- Reliable transportation and ability to travel throughout assigned territory required

Compensation and Benefits:
Peabody Properties offers $65K - $70K dependent on experience, location, property size and budget, along with a rich benefits package that includes, but is not limited to, medical, dental, 401(k), STD, life insurance, Employee Assistance Programs (EAP), paid time off, paid holidays, paid training, tuition reimbursement, wellness programs, employee referral bonuses, and flex spending.
